Absolutely no parties allowed—this is a space for relaxation and connection.
GENERAL POLICIES and HOUSE RULES
NO parties, NO outside guests, and NO pets unless approved at booking.
Violations may result in immediate termination of your stay without refund and involvement of local authorities.
Guests must be 25+ years old to book.
No local guests (living within 30 miles) may book without host approval. Exceptions may be granted for guests booking on behalf of out-of-town family members—please message us in advance to discuss your request.
QUIET HOURS & OUTDOOR USE
Quiet Hours: 10:00 PM – 7:00 AM (strictly enforced).
The backyard and garden may only be used between 7:00 AM – 10:00 PM.
No outdoor activity, music, or gatherings are allowed during quiet hours out of respect for our neighbors.
PARKING
Two parking spots are available in the driveway.
Street parking is not allowed.
Please do not block sidewalks or neighboring driveways.
POOL RULES
Pool is open May 15 – September 15.
No diving or running.
Children must be supervised at all times.
Use the pool at your own risk.
Pool hours align with backyard use: 7:00 AM – 10:00 PM.
GARDEN GOODNESS
You’re welcome to pick fresh herbs and veggies—please be gentle with plants.
Keep the garden gate closed to maintain safety, especially near the pool.
FIRE PIT & GRILL
Wood-burning fire pit has been removed.
You may use the electric fire pit and grill responsibly, as long as it is before 10:00 PM and garden house rules permit.
Be sure everything is fully turned off before going inside.
SMOKING POLICY
No smoking indoors.
Outdoor smoking is allowed only 25 feet away from the house in designated areas (gazebo excluded).
Please be mindful of neighbors whose windows may be nearby.
PETS
No pets unless approved in advance at booking.
SECURITY
Lock all doors and windows when leaving.
Keep garage door closed at all times.
CHECK-IN & CHECK-OUT
Check-in: After 4 PM | Check-out: By 11 AM
Early check-in / late check-out may be available—please ask in advance.
Late check-out incurs $100 per 30 minutes unless pre-approved.
If the cleaning crew arrives, you must vacate the home immediately.

Your 4-digit code (based on check-in date) + “Tehoo” button unlocks the door.
Code expires after checkout.

House was great the only improvement I wish there was is it needs more kitchen utensils. We had to run up to Walmart and buy a colander after we started making spaghetti and realized there wasn’t one there. Property otherwise was awesome.

Loved everything about the property. I had no problems getting to and checking it or out. Neighborhood was quiet and peaceful. Backyard's beautiful.

This place is just sooo cute!! Every inch has been meticulously decorated with a Friends theme that emits nostalgic memories. I’m not talking sickening or gaudy, but very tastefully done. Other legendary icons have their own rooms. There is a massage chair and mini pool table. Hope I’m not giving away a secret, but should be considered when choosing, right?! The pictures just don’t do it justice, even though they’re good pictures. And, that back yard with numerous areas for conversation…with a pool! Very clean, everyone wants to know. I felt very comfortable, and I’m a germaphobe. Totally recommend you try it!

Perfect for a family. We had two kids ages 11 and 5. They loved relaxing in the backyard after a long day in the city. No nose allowed after 10pm, witch we loved. Was much better than a hotel of kids running up the hall at all hours of the night. Property is very clean supplied with all your basic needs, including family games. Would recommend if you want to be close to the fun with an escape to relaxation.
