Enclaves at Festival is a gated resort community located right off ChampionsGate Boulevard in Davenport, just 15 minutes from Walt Disney World and approximately 45 minutes from Universal's Epic Universe. The community sits near the I-4 interchange, giving easy access to SeaWorld, Universal Studios, and Orlando International Airport. Champions Gate Village and Posner Park are just minutes away for shopping, dining, and everyday essentials, with Target, Publix, Chick-fil-A, and Cracker Barrel all nearby. For outlet shopping, the Vineland Premium Outlets and Lake Buena Vista Factory Stores are a short drive east. US-192 offers a wide variety of casual dining options for the whole family.

The property is approximately 15 minutes from Walt Disney World's main entrance and 45 minutes from Universal's Epic Universe. SeaWorld and Universal Studios are easily accessible via I-4. Orlando International Airport (MCO) is approximately 25 miles away. Public transportation is very limited in this area — a personal vehicle or rideshare (Uber/Lyft) is strongly recommended.

- Maximum Occupancy: 8 guests.
- Smoking: Not allowed anywhere on the property or at community amenities.
- Pets: No pets allowed.
- Events/Parties: Not permitted.
- Starter Supplies: Soap, toilet paper, and trash bags are provided. Guests are responsible for replenishing as needed.
- Housekeeping: No cleaning required before departure, but excessive messes will incur an additional charge.
- Quiet Hours: 10:00 PM – 7:00 AM per Osceola County ordinance.

Pool & Safety Rules:
- There is no lifeguard on duty — pool use is entirely at guests' own risk.
- Diving, running, and horseplay around the pool area are strictly prohibited.
- Children and non-swimmers must be supervised at all times by a competent adult swimmer.
- A child safety pool fence is provided.

Community Access & Parking Rules:
Enclaves at Festival is a gated community with automated gate access.
- Gate access information will be provided prior to your arrival.
- No RVs, trailers, or campers are permitted on or near the property.
- Rideshare vehicles (Uber/Lyft) are welcome at the property.
