- Maximum occupancy: 2 guests only

-No pets allowed. Unauthorized animals or pets will result in a minimum charge of $500 plus any additional cleaning, damage repair, allergen remediation, pest treatment, or replacement costs incurred by Owner.

-Strict no-smoking policy. Smoking of any kind, including cigarettes, vapes, and cannabis, is prohibited inside the property. Unauthorized smoking will result in a minimum charge of $500 plus any additional costs incurred for odor remediation, cleaning, damage repair, lost rental income, and replacement of affected furnishings.

- No illegal drug use is permitted on the property

While we understand the convenience of shipping packages to the property, we kindly ask guests to avoid doing so whenever possible.

Please note that we are unable to receive, store, monitor, or guarantee deliveries before, during, or after your stay. Hosts and staff are not responsible for lost, delayed, stolen, or misplaced packages.

Any deliveries made to the property are at the guest’s own risk. Please track shipments closely to ensure arrival during your reservation dates.

***Strict Occupancy Policy

Only the exact number of guests declared and included in the reservation are permitted on the property at all times. No additional guests or visitors are allowed under any circumstances. This policy is strictly enforced and any violation may result in immediate termination of the reservation without refund.

***Rental Agreement & Security Deposit: A signed rental agreement and a refundable security deposit are required for all reservations. The security deposit will be collected 2 days before check-in and released 2 days after check-out, provided there are no damages or house rule violations.

**Weather & Road Conditions: Ruidoso can experience heavy rain and flash flooding at different times of the year, depending on weather conditions. Our cabin is situated on a high hill and is not prone to flooding; however, heavy rainfall may affect roads and access routes leading to the property. Guests are encouraged to monitor local weather conditions, road conditions, and consider purchasing travel insurance to help protect their trip in the event of weather-related disruptions. Our standard cancellation policy remains in effect for weather-related cancellations.
