Dormestone Farm: sleeps 10 adults and 2 children, in 5 bedrooms and 4 bathrooms. Driveway for 8 cars. Enclosed extended gardens, ample parking, outdoor heated pool, tennis court, and fire pit.
The accommodation comprises Dormestone House and The Figgy.

Ground Floor
Entry into the rear door and boot room. Stairs lead to the first floor.
Shower room/boot room.
Billiard room, with snooker/pool table.
Cupboard of goodies and games, decorative log burner.
Sitting room and snug, split level, with seating for 10 plus guests, open fire, large TV, DVD.
Reading room, with sofa seating for 4 to 6 guests, French doors to the garden.
Kitchen and conservatory, state of the art kitchen, island worktop, fridge/freezer, range cooker, butler sink, dishwasher and all the essentials for your stay. Washing machine and dryer located in the boot room.
Dining table seating 10. Double aspect windows and French doors opening to the pool area.
First Floor
Double bedroom (sleeps 2) king size double bed, en-suite shower room.
Family room (sleeps 4) 2 x single beds (sleeps 2). Bunk beds (sleeps 2 children).
Family bathroom, slipper bath, hand held shower only.
Master bedroom (sleeps 2) 5 foot double bed, double aspect views.
Twin room (sleeps 2) 2 x single beds.
The Figgy
Ground Floor
Open plan living space with sofa, wood burner, kitchen area and dining area
French doors lead to an enclosed cottage garden with patio and garden furniture
Double Bedroom (sleeps 2)
Bathroom with roll top bath, hand held shower, WC and basin

Extended enclosed gardens
Patio terrace with an array of seating areas, heated pool, available from May to end of September - weather permitting (please ask a member of the team for further details)
Tennis court with a selection of rackets and balls provided.

Fire pit, logs are provided

Football pitch length open paddock.
Please note the log wall in the sitting room is for ornamental purposes. Please do not use these logs on the fire. Logs are provided in the baskets, and outside in the log store. A charge of £80 will be applied if the ornamental logs are used.
Pet friendly, up to two well behaved pets (limited to ground floor and not to be permitted on the furniture). Please note additional pet charges are £35 per pet per week (or part of) will be charged.
There is no cot or highchair available.
Note: Exclusive use of the estate facilities, however, the drive is shared to a lodge that is set away from the house. The gardener attends to the grounds every Saturday and the swimming pool is maintained every other Friday when open.
Loud music and parties are not permitted.
Suited to family groups.
Please note there is a separate lodge in the grounds which may be occupied.
Please note check in is 4pm and check out is 10am.

We had a wonderful week at Dormestone Farm with friends and family. The house is so relaxing, set in beautiful surroundings and very comfortable and well equipped. The pool, tennis court and pool table were great features and well used by everyone! We would thoroughly recommend to anyone looking for a peaceful escape in the Kent countryside, yet easily accessible at the same time.

I stayed here with a group of girlfriends and this property is outstanding and blew us all away! It’s is in an idyllic location with stunning views across the Kent countryside, yet is super easy to get to and within easy reach of motorways and local shops.
The decor is beautiful and the whole house is comfy and cosy. The gardens are stunning. I would happily book this house again with my young family for a getaway!

The property is deep in the Kent countryside but is close to the A20 so is easy to get to. The house and the property were in great condition and had no issues. Do be aware that if you have more than four couples, some will need to be in twin rooms.
The house warmed up quite quickly once the heating came on, but during especially cold nights, it could go rather cold inside later on. The beds were comfortable and there were spare blankets in each room though.
The kitchen had most things we needed although sometimes missing something really basic, like in our case there was no black pepper. There's several supermarkets within a 10-15 minute drive though.
The bathrooms were all very clean and tidy. The hot water for the showers came through very quickly too.
Because the house is up on a hill, you do get the most amazing sunsets which is in line with the outdoor firepit, which we were lucky enough to have even in November.
Due to the time of year, we didn't use the pool or tennis court. There is a neighbouring house very close by, but because of the way the face each other, there is little issue with being overlooked.
Overall, we had a very enjoyable and comfortable weekend at Dormestone Farm.
