The Space
★ Family Style Beach Bungalow + Central Location
IMPORTANT: This property is a duplex-style beach bungalow. Guests rent the private first-floor unit only. The second-floor unit is a completely separate living space occasionally occupied by the owners during portions of the summer season. The second-floor unit is not part of the rental and is off limits to guests.
First Floor Unit
• 2 bedrooms
• 2 Queen beds
• Single top bunk
• Single trundle bed
• Full sofa bed
• 1 shower/tub inside master bathroom
• Smart TV in family room (local cable & Netflix included)
• Washer & dryer with detergent provided
• Dining table seating for 6
Outdoor Areas
• 2 private decks
• 2 tables with seating for 6
• Weber BBQ grill
• Shared outdoor shower available for use by both units (shut off during winter)
Shed
• Assorted beach equipment (4 chairs, umbrella, beach cart)
• Ok to use for guest storage, bicycles, beach gear, etc.

Guest Access
• Guests have exclusive access to the entire first-floor unit, decks, shed, and designated outdoor areas, except for the owner's closet.
• The second-floor unit is a separate living space and is not part of the rental.
• Driveway parking is available for one large vehicle. Free street parking is also available.
• The outdoor shower is a shared space between downstairs and upstairs units.

Other Things to Note
• Primary booking guest must be at least 25 years old.
• Maximum occupancy is 6 guests at all times, including visitors, due to local fire and safety ordinances. Prior authorization is required for any visitors.
Pet Policy & Fee
Dogs only — no exceptions.
• Dogs must be added to the reservation before booking.
• Pet fee is $100 per stay regardless of duration.
• Fee covers occupancy only and does not cover damages or excessive cleaning.
• Dogs must be house-trained.
• No animals other than dogs due to severe allergies.
• Dogs must never be left unattended. Barking noise is not tolerated.
• Dogs are not permitted on couches, sofas, chairs, beds, or other furniture at any time.
• Guests should provide crates, pet bedding, and puppy pads if needed.
• Dogs must remain leashed while on the property.
• Dogs must be taken off-premises for bathroom use and waste must be picked up immediately.
• There is no fenced yard.
Early Check-In / Late Check-Out
Even when reserved, early check-in and late check-out cannot be guaranteed due to cleaning schedules and operational requirements.
• Early check-in (2 PM): $25 when available.
• Late check-out (12 PM): $25 when available.
• Extended late check-outs subject to availability and additional fees.
Failure to vacate on time may result in a $50 late checkout fee plus additional nightly charges up to two times the non-discounted nightly rate.
Smoking Policy
No smoking, vaping, marijuana, cigarettes, cigars, or similar products anywhere inside the property.
• Smoking detection monitors are installed inside the unit.
• $500 smoke remediation fee applies.
• Violation may result in immediate cancellation and removal from the property.
Smoking is not permitted outside in shared areas of the property. Please be respectful of neighboring occupants.
Events & Parties
No events, parties, after-prom rentals, senior week groups, bachelor parties, or bachelorette parties.
Unauthorized events may result in immediate cancellation, removal from the property, and involvement of local authorities.
Quiet Hours
10:00 PM – 8:00 AM
Brigantine is a quiet family beach community. Guests are expected to respect neighbors and other occupants of the property.
• Noise monitoring devices may be onsite.
• Violations may result in warnings, cancellation, or removal from the property.
Travel Insurance
Guests are strongly encouraged to purchase travel insurance and review the cancellation policy prior to booking.
Beach Sand
• Please use the outdoor shower or hose to remove sand before entering the home.

This property was exactly as pictured. Brigantine itself was a very beautiful, quiet, and family friendly town during our visit. Very short walk to the beach. As well as a short drive to the convention center that we traveled to multiple times while we were there. Host was very accessible and helpful with suggestions of things to do and places to eat in Brigantine. One of which is, The cove, a restaurant/bar thats just been remodeled and has delicious food. Would definitely stay here again. Preferably when its a little warmer outside to fully enjoy all this beach town has to offer.
