A DIFFERENT KIND OF ST. JOHN EXPERIENCE
Villa Belvedere is approximately 700 square feet and designed for guests who value privacy, incredible views, and outdoor island living.
The accommodations feature two private bedrooms, two bathrooms, balconies, a kitchenette, and access to the secluded outdoor pool.
Please note that this is not a traditional full villa. The original main house was heavily damaged by Hurricanes Irma and Maria in 2017 and has not yet been rebuilt. We currently offer the adjoining oceanfront suites at a reduced rate for guests who don't require a full kitchen or indoor living room.
The suites include a small refrigerator, microwave, coffee maker, kitchenette, and propane grill, giving you everything you need for simple meals, morning coffee, cocktails, and relaxed island living.
What you trade in traditional indoor living space, you gain in privacy, tranquility, and extraordinary waterfront views.

Because Villa Belvedere sits dramatically above the Caribbean on a rocky waterfront cliff, guests should remain within the designated pool and outdoor living areas and never approach or venture beyond the cliff-side boundaries. Children and minors must be supervised by an adult at all times in outdoor areas.
The suites are non-smoking.

Check-out: 10:00 AM
Early check-in or late check-out may be available for an additional fee. Please plan to arrive at Villa Belvedere by 9:00 PM. Guests expecting to arrive later should contact us in advance so arrangements can be made.
ISLAND LIVING
St. John is a beautiful island with limited natural resources, and we appreciate our guests helping us protect them.
Our water is collected through a cistern system and treated through a filtration system, so we ask guests to be mindful of water consumption.
Electricity is also considerably more expensive in the Virgin Islands than in many stateside locations. Please turn off unnecessary lights, fans, and A/C when leaving the property.
As with many St. John homes, Villa Belvedere uses a private wastewater treatment system. Only toilet paper and human waste may be flushed. Please do not place feminine products, wipes, paper products, or other objects in the toilets or drains.
Guests are responsible for taking securely bagged household trash to one of the public trash receptacles conveniently located along the route toward Cruz Bay. Please never leave trash outside, as it can attract local wildlife.
We also ask that guests rinse sand from themselves, beach chairs, and beach gear before entering the suites. An outdoor hose is provided for your convenience.

Villa Belvidere was our week in paradise with incredible ocean views of St Thomas and surrounding islands, our own private pool, patio and gardens, grill and deck overlooking the ocean, and balconies off of each private bedroom. The outdoor shower made of natural stone and shells was such a treat every day to have the sun shining on you during your shower (and not have the hot water steam up the inside bathroom). The king size bed was super comfortable and the outdoor kitchen bar was fun to wake up and go outside to make my coffee and smoothie every morning. Having the hot plate worked out great to make our eggs and complete with the outdoor grill we had everything we needed to cook lots of simple meals at our place. We appreciated having the cooler, beach chairs, and especially the inflatable inner tube to float around in the ocean at all the beautiful coves and beaches. I was able to float around on the inner tube at Maho beach and see lots of turtles through the crystal clear water. That was the coolest thing I did during our week at St John. The location is so convenient to Cruz Bay and all the best beaches. Thank you for a week in paradise, it was like a second honeymoon for us!

We had everything we needed to cook any meal. The rooms were clean and comfortable. We really loved the outdoor showers! Parking was a non-issue. The pool and view were amazing! Honestly, the perfect space and location for two couples.

The villa cozy, modern retreat with a fantastic outdoor shower. The outdoor kitchenette is perfect for those who enjoy a bit of adventure, think of it as glamorous camping! Just be prepared for the occasional visit from the local wildlife. We had a rat drop by a couple of times. Unfortunately, the property manager was off the island and not very helpful.
The villa has its quirks. The dishes in the cabinet were dirty, and the microwave door requires a special technique—push the button and pull the door at the same time. It's like a secret handshake! We had a toilet leak, and his response was to ask for more details. It felt like we were solving a mystery rather than fixing a leak.
The steps down to the pool have a PVC handrail that came apart in my hand! The beach chairs are more suited for a soccer game than a beach day, but the owner reimbursed us for the rentals. The balcony pergolas are falling apart, and the property still shows significant damage from past hurricanes.
The pool area and view is breathtaking. Just don't turn around and look at the property ruins from the hurricane—it kind of ruins the vibe.
