* Cozy living room with a massive 82” smart TV for movie nights

* Primary suite: King bed + futon, workspace, spa-style bathroom with jacuzzi tub
* 3 additional bedrooms: Queen beds
* Second full bathroom with walk-in shower
In-Law Suite (Across the Courtyard)
Perfect for added privacy or multi-family stays:
* 2 flexible rooms with queen beds
* Option to use as a private suite or separate bedrooms
* Workspace + peek of the ocean

* Identity verification required to finalize booking

* Check-in: 4:00 PM
* Check-out: 10:00 AM
General Rules
* No parties or events
* Quiet hours: 10:00 PM – 8:00 AM
* No pets allowed ($500 fee for violations)
* No unapproved visitors
Occupancy
* Do not exceed the number of guests on your reservation (includes children)
Pool & Spa
* Hours: 8:00 AM – 10:00 PM
* Spa heat included (up to 102°F)
* Pool heat available for an additional fee (max 82°F)
* Rinse off sand before entering the pool or house
Safety
* Children must be supervised at all times around the pool/spa
Parking
* Maximum of 5 vehicles on the property
* No additional parking available
Cameras
* Exterior security cameras are in place for safety and compliance
Supplies
* Starter supply of consumables provided (Keurig pods, toiletries, paper goods, etc.)
Temperature Control
* AC minimum setting: 71°F (to prevent system issues)
Grill
* Park-style charcoal grill available (guests provide their own charcoal and supplies). Please note this is a self-service amenity, and we cannot guarantee cleanliness or functionality, as it is occasionally damaged.
Trash
* Bag all trash and place it on the north side (grass by the street) at checkout
* Pickup schedule:
* Trash: Monday & Thursday
* Recycling: Tuesday
* Please place trash out regardless of pickup day
Pool service is scheduled three times per week—Monday, Wednesday, and Friday (weather permitting).
Lawn service is scheduled once a week (weather permitting) to help keep the property looking its best throughout your stay.

We absolutely loved this house. It was perfectly located in new Smyrna and the layout was ideal for our family. We traveled with three babies and a toddler and it had all the amenities we needed- a pack and play, a crib and multiple high chairs. Would highly recommend this property

Layout of the house was great for our group pf 7 adults and 4 pre-teens. Pool and hot tub were very nice. Location to beach was excellent. Communication with manager was excellent. The inside was clean, although some areas could definitely use a refresh, i.e vents are rusty and dusty, door to courtyard disgustingly grimy and shade is terribly faded and grungy looking. The pool loungers were nice however the covers were crumbly and nasty. For the price of the house I feel pool heat should have been included. Also could definitely use a large gas grill. I would not stay here again but if you can overlook the things I've mentioned then it would be fine.
