Comfortable room and staff helpful. Unfortunately Room 7 shower door leaks. Not a problem for having a shower, but I think the owner might want to repair it.
Other than that a very nice hotel.

Cost was the best thing about it. I paid under £60 in mid July, Friday before Pirate weekend. Excellent value. Had the option of no breakfast (that would have been extra), which was also good for me.
House had so much period charm and people running it were really lovely and friendly.
Temperature was too hot for me (they do not have air-con), so my sleep was not the best, but not their fault. No additional toiletries, apart from hair dryer and towels (& toilet roll) you need to bring your own. Also not a negative. I expect that at that cost.
Definitely suggest it as great value for money, short walk to St Leonard's rail station.
Would recommend to anyone on a budget, like me.
