Great location near Marjan hill, just 5 minutes from the beach, short taxi or bus ride to the Riva promenade. Apartment had a lot of space and a big terrace, parking in the garage.

It would need some deep cleaning and decorating. There were some stains and poorly finished details. Also more supplies would be helpful.

Overall, the layout is good, the parking is good, the location is excellent. The location is excellent. 5 minute walk down to the Kastelet beach, which has shower, steps into the sea, and a safety net at the mouth of the small bay and also a good amount of car parking. Fantastic for a morning swim. The Marjan peninsula is good for beaches, cycling, walking. Access to the main town is good; 25 minute flat walk, 5-10 minute cycle, bus, 9 euro Uber. The parking is excellent - I have a Tourneo custom (L2H1 Transit Van) and we fitted. It was also good for parking our bicycles. The apartment layout is good; one ensuite double, one double and one smallish twin. The separate bathroom has shower, loo, sink and washing machine. The lounge/kitchen is spacious, large table for meals, nice balcony with slide door and fly screen to the kitchen, comfortable seating. Good dishwasher. There is an elevator from the garage to the apartment. The windows all open wide, with most having fly screens. This is excellent when the breeze blows. The electric shutters are very good, vital for the heat of the day if the breeze doesn't blow. Wifi good.

Kitchen cooking utensils poorish, broken. One broken spatula, one wooden spoon with dried food attached. Broken drain strainer. Fortunately, we travel with our own kitchen stuff. Rooms were not particularly clean. We spent the first hour vacuuming the bedrooms for dust. I had to unblock the vacuum, clogged with lots of long hair. The balcony area is not particularly clean, with evidence of previous drinks spills. Balcony furniture a bit grubby. A couple of decorative throws over the furniture would improve the look, and would make for easy cleaning, Lounge sofa was grubby with evidence of prior spills. Some throws would improve the look & make cleaning easier. Aircon difficult to use. No instruction on how the system works. Stopped working first night, very unpleasant for one bedroom. (two bedrooms have small independent blowers - these worked, and were OK though not very cold) Next day we bought a fan. Not much help when reporting this issue to agents. The aircon does work in the daytime. Not hot water for 2 days. The hot water heater switch is next to the bathroom lightswitches, and are not labelled. We switched these off not realising what they were for. Took 2 days to get hot water back. Agents quite slow to respond and inform. The hob and oven have a child lock. No information on how to disable these. I now have a subscription to CHatGPT, which was needed to operate this house. No kitchen bins for waste segregation. No information what to segregate. No information which external bins to use. The Fridge wasn't very clean. The freezer was quite heavily frosted up, with ice tray, freezer packs and an ice bag entombed in the ice, restricting use of the freezer. The property needs to create an information pack. Our holiday was quite negatively impacted by niggling problems with the house, and chasing responses, when good information could have avoided most issues. The property needs to be cleaner. Once we got the issues sorted, we enjoyed our stay.
