Villa is located in AWARD winning Southern Dunes Golf & Country Club, ranked #6 as the “Best Golf Courses in The State of Florida” according to the Golf Digest.
This Villa is in a Gated Community and is a Cozy Retreat with a open concept design for quality time. It is equip with everything you need to create memories. Whether you are hanging out on the patio with a screened in pool, or playing board games with the kiddos or watching a movie on the 70" Smart TV or taking a nap on a comfortable Tempur-Pedic Mattress & with comfy Pillows. There are plenty of space in each bedrooms. Master bedroom has a Walk-in closet and guest rooms has standing closet & storage.
Villa is recently updated with remote ceiling fans, fresh coat of paint and 70" inch Smart TV in the Living Room and 55 inch Smart TV in the Master Bedroom- Office Desk is available for those working remotely.
Have Dinner together around the 6 seat table over looking the golf course garden- with an additional 4 seats is around the kitchen island.
Villa Sleeps 8 people- However there is an additional fee for each guest over 6.

Bedroom#2 - 1 full bed
Bedroom#3 - 2 twins beds
Living room - 1 pull-out couch

The entire property is available for you! Private pool and patio with BBQ grill is perfect to relax after a busy day at the parks. You will find a pool table in a garage, as well as tennis sets for you to enjoy!
The Garage is set up as a Game Room with Pool Table-
Parking is available in the Driveway and 1 to 2 additional parking is available on the street outside the home.
Southern Dunes Golf & Country Club is a gated community with 24/7 entrance security located in Haines city. Inside the community guests can enjoy Restaurant, Bar, Tennis Court, Children play area, Lake, Fitness center and 2 Community Swimming Pool.

Pool can be heated $35 per day and is recommended between October & April. Please give 48hr-72hr notice if you would like the pool to be heated. Please note pool heater is set at 85 degree and temperature of water may varies base on weather.
Grill is available. Propane tank is the guest responsibility to refill if needed and tank must be shut off after every use.
For a stay of 4 weeks or more an additional cleaning fee minimum $75 will be charge. This fee varies from $75-$150 depending on how unkept or dirty the home is returned.
No Smoking/Vaping of any kind inside the house. If I get a complaint from someone else or any detectable odor remains after you are gone there will be a $300 smoke cleaning charge.
No illegal drug or weapons on property.
The home is located in a quiet community with residential neighbors. Please respect the neighbors and keep the noise to a low and respectful level at all times. The HOA enforces quiet time from 10pm through 8am.
Broken, damaged, or missing items will result in additional charges.
It is well-known that there are many types of insects and small lizards in Florida. We have a pest control company that treats inside and outside of the property regularly to exterminate insects. Despite that, you may still expect to see them occasionally as they can get into the house after treatment through open doors or the previous guest’s shopping bags or luggage. Please clean food crumbs and garbage from the house daily in order to not attract insects and lizards into the house. Please keep all doors and windows closed at all times.

The house was clean. The kids enjoyed the pool. The host was easy going and available at all times. The house also accommodated all guest. We enjoyed our experience and would book this house again.

I had to skim the pool due to a ton of bugs and the skimmers were rotted. There are many notes posted around the home saying what not to do which doesn’t feel very welcoming. Usually, hosts will provide a little welcome basket with a few treats. There was a basket with leftover packets of salt, pepper and sweet n low, random pack of cheese crackers and a little Oreo pack. Definitely not a welcome basket. The awning was out and it appeared broken. One sign said to roll it back up when you are done but I didn’t want to touch it because it was broken. I also reached out to the host to see if I can retrieve my tolietry bag which had replacement contacts in it, but I never heard back. The pool table is very unstable. It will probably fall down if lightly bumped. I didn’t feel like it was worth the money.
