Description of the main equipment installed in the House in Campo Real

First floor with an area between 150 and 200 m2. 2 suites with shared WC, 2 bedrooms with two beds each, WC for the individual bedrooms, a covered terrace overlooking the golf course. About the existing equipment in the house: First floor. Gas heating equipment in each of the rooms, in the main entrance hall (with individual control, fed from a boiler installed in the kitchen) Kitchen - Dishwasher - Microwave - Oven, hob and extractor fan - Refrigerator - Boiler with electric water heating system and for central gas heating - On the 1st Floor - Bathtub (with hydromassage system switched off) in the Master Suite Gas heating equipment in each bedroom - All bedrooms have blinds that allow for a relaxing and tranquil sleeping environment - in the stairwell and bedroom hallway (with individual control) - Heated towel rails in the bathrooms of all bedrooms - Outside - Filtration and water renewal system for the private pool - Sliding gate and pedestrian door for access to the villa - Automatic, programmable irrigation system with meter - Autonomous and general garden maintenance (guests should not operate these systems) - Regular Maintenance Procedures Preventive maintenance, and actions to be taken in case of repair intervention on equipment that may require repair. Cost of preventive maintenance interventions, and occasional repair interventions, and distribution of responsibilities to bear these costs. The systems o) and r) have regular monthly preventive maintenance teams, the costs of which are borne by the Owner, in the case of local accommodation. In the event that problems occur in this equipment that lead to the need for occasional, unpredictable repairs, the teams that currently carry out regular maintenance will inform the Owner of the facts and agree with the Owner on the repair, with these costs being the responsibility of the Owner. The hydromassage system is switched off and will remain switched off, so the bathtub will only function as a bathtub. The refrigeration equipment functions only as a refrigerator, without any complementary systems. Vacuuming and cleaning of the spaces will be carried out with a vacuum cleaner. Autonomous. Whenever unforeseen situations of malfunction or deficient operation occur in any equipment, despite regular maintenance, the Guest must contact the Owner's representative (mobile phone 00351937826895 or email: jorgemfps@gmail.com) to arrange for the repair of the equipment(s), within a period not expected to exceed seven days. Regarding the outdoor environment, the villa is located in a tourist village with a hotel and golf course, in addition to large, well-maintained garden areas and leisure areas. The villa is located 3 km from Torres Vedras and 40 km from Lisbon, with various commercial spaces, supermarkets, restaurants and pastry shops. Torres Vedras is known for its excellent gastronomy.
