The Country House for a City Mouse is all about connection and good times—challenge friends to a foosball match, share stories by the firepit, or hit the nearby trails for an adventure. Here, you’ll enjoy the perfect blend of peaceful country living with the convenience of city access—the best of both worlds, wrapped up in one unforgettable stay.


Other things to note:

* The outdoor water feature/fountain is winterized during the colder months and will not be in operation. This is a seasonal precaution to prevent damage from freezing temperatures. We appreciate your understanding!

* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us.

* Propane Exchanges: We do not directly exchange propane tanks. During business hours, if our team is available, we may be able to assist with an exchange.

* Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

* Reservations made by local residents require additional review and approval before confirmation.

* Any request to host a small gathering that exceeds the standard occupancy limit will incur an additional $250 fee.

* All gatherings are subject to prior approval by management and must be disclosed before booking. Please note that visitors are not permitted to stay overnight

* Cancellation policy: If you wish to cancel your reservation, we will process your cancellation in accordance with the cancellation policy associated with your booking. Please note that any applicable payment processing fees will be deducted from your refund, as these fees are non-refundable.
Additional Rules

1. If any issues arise during your stay, it is essential to communicate with us promptly. Good communication between guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

Maintenance requests outside of emergencies can only be addressed during business hours (8:00 AM–5:00 PM).

2. It is mandatory to read the entire listing description and house rules before booking. If you do not review them and later find something you are not comfortable with that was clearly stated, we will uphold our cancellation policy.

3. No unregistered guests or visitors unless preapproved by the host.

4. Please follow all state and local laws when using the fire pit.

5. Quiet Hours: 10:00 PM – 8:00 AM
To respect our neighbors, outdoor amplified audio (including TVs and speakers), as well as loud gatherings, are not permitted during quiet hours. Please move any conversations or entertainment indoors after that time.

6. No parties or events unless previously approved in writing by the host. If there is evidence of a party or event, an additional $200 fee will be charged.

Noise complaints:
7.1 If we receive a noise complaint from neighbors, a security guard may be dispatched to the property at a cost of $75 to the guest for the first call-out.
7.2 If security is called a second time during your stay, you will be charged a $250 fee and may be removed from the property with no refund.

8. No smoking is allowed anywhere inside the house. If there is evidence of smoking, a $300 extra cleaning fee will be charged.

Hot Tub Rules:
9. The hot tub is professionally maintained after each guest checkout. However, if it is left excessively dirty (e.g., debris, trash, or requiring draining and refilling), a $350 fee will be charged to cover service costs.

10. For safety and maintenance, please ensure the hot tub is re-locked after each use. Failure to do so will result in a $100 fee.

11. Children must be supervised at all times. Diving, jumping, or unsafe use is strictly prohibited. Any damages will be the responsibility of the guest.

Check-out procedures must be followed:
Take out all trash
Wash dishes or start the dishwasher

Notes:
* A $200 additional cleaning fee may be charged if the home is left in an excessively dirty condition requiring extra cleaning (e.g., stains, mud on carpets, etc.). Any damages will also be charged to the guest.

*The host is not responsible for items left behind. A $65 fee applies for return shipping and handling. Items not claimed within 14 days will be discarded.
