Close to the beach and trainstation to get to Rome.
The roofterras was hard to get too. Te stairs don’t feel save. De accommodation is kinda dated. The pictures look better then in real.

The host was flexible with an early arrival and arranged for separate beds as a double had been made up. The roof terrace was nice and facilities good.
The location of the property is good - we booked Santa Marinella as it had a sandy beach. However all of it was private and cost 80 Euros per day for sun beds and a parasol (120 at weekends). So we slummed it on the small pebble beach close by. No fault of the property, but we will not be going back to Italy for a beach holiday any time soon. The kitchen was not great and the lack of a seal on the fridge and no freezer door meant that our ice cream melted:(

It was even better than in the photos! The beds were very comfortable and the rooms spacious. The roof terrace is a huge bonus! It’s a 5 min walk to the nearest free beach and the same to the grocery store. Our host, Nicoletta, was very nice and helpful!
The only thing we found lacking was mugs for tea! Otherwise, everything was perfect.
