the bed is comfortable, aircond is cold (but takes bit time to cool the room if you have a big room and you stay on the upper bunk). the host is very helpful. i book a room of 4 and he allow my driver to join us in the same room without paying extra. the living area do provide filtered water and some snack available for purchase. there is a great hong kong style cafe right beside the property and the food is great too.
sound proof could be a problem for light sleeper, especially johor people like to mod their exhaust. the toilet design is a bit weird, but it was ok for one night stay. given that price, we couldn't ask for more. will come back here again.

value for money at self service and clean with comfort common area for reading while waiting or solo time.
near Singapore and nearby many food store & other grab car to bus stop is near too.
Self-service pay area:
--no vegetarian cup maggie and only have other favour in common area prepare by owner.
--need some basic kitchen ware like knife etc for fruits time
