The rate includes:

The rate does not include: Mandatory extra
cleaning in case of the presence of animals, up to 2 small ones. (eur 14.00 per animal per day) The admission of animals to the facility must be authorized in advance by the owner after communicating the number of animals, size and breed.

Its ancient origins date back to the time of the Medici family. Located in Pieve a Nievole, a short distance from Montecatini Terme, the property comprises the main house and an annex. The spacious and bright interiors are distinguished by soft tones, wooden beamed ceilings and exposed stone walls, enhanced by large windows that open onto the well-kept surrounding garden. Completing this picturesque setting, several relaxation areas and a splendid swimming pool invite guests to enjoy the tranquillity and admire the view that stretches to the horizon. Located between the timeless cities of Lucca and Florence, the villa is the ideal choice for families and groups who wish to explore medieval villages and immerse themselves in the cultural richness of Tuscany. Please note: The villa is adjacent to the owners' house, which is available for any need of the guests, while fully respecting their privacy and exclusive spaces. Any extra services requested by guests will be provided exclusively by the owners. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:
The property comprises the main villa (on two floors) and a two-storey annex, for a total area of about 800 sq m. VILLA - GROUND FLOOR – Entrance hall with staircase to the upper floors; living room; bar room (accessible only from the outside); a second living room; double bedroom (accessible only from the outside) with sitting area and ensuite bathroom with shower; guest bathroom and laundry room (accessible from the outside). FIRST FLOOR (divided into two non-communicating wings). The first wing, accessed via an external staircase, is composed of: living room; double bedroom with ensuite bathroom with shower; double bedroom with adjacent bathroom with shower. The second wing, accessed via an internal staircase, is composed of: living room; double bedroom with ensuite bathroom with shower; double bedroom with adjacent bathroom with shower. ANNEX - GROUND FLOOR – Professional kitchen (it is not suitable for kosher cooking) with direct access to the outside; veranda with glass doors, dining room with direct access to the portico with dining table; guest bathroom. FIRST FLOOR – Double bedroom with sitting area and ensuite bathroom with shower and whirlpool tub.

Park:
The partially fenced property enjoys a splendid view of Montecatini Alto and Monsummano Terme. The garden, of approximately 5,000 sq m, extends over flat terrain with green lawns, aromatic plants, fragrant rose gardens and centuries-old trees of various species which frame the outdoor living areas. A portico, located in front of the annex kitchen and overlooking the pool, is equipped for outdoor dining with table, chairs and a barbecue nearby. Several relaxation areas invite guests to enjoy pleasant moments of tranquillity, surrounded by nature. The property includes a large open-air parking area that can accomodate about fifteen cars. Note: in the owners’ area there is a chapel that can be visited upon request.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The panoramic swimming pool is located on the same level as the villa, about 30 metres away, and is accessible via a path across the lawn or two flights of steps. Rectangular and measuring 17 x 8 m with a depth of 1.50 m, it is lined in PVC and has a chlorine purification system and five submerged steps for access. Surrounding the pool is the solarium, in travertine and lawn, equipped with sunbeds, tables, sofas, armchairs, a gazebo and umbrellas. Internal and external lighting allows for nighttime use. Open from the last Saturday in April to the first Saturday in October.
