New Hoo is a characterful upside-down coastal home with a rich sense of history, offering a warm and welcoming atmosphere that makes guests feel instantly at ease. While the property reflects the charm and personality of a much-loved older home, it provides comfortable accommodation in a unique setting. Designed to make the most of its coastal location, the main living spaces are positioned upstairs to enjoy beautiful natural light and uplifting sea views. The spacious living room opens onto a balcony, perfect for relaxing with a morning coffee, enjoying the fresh sea air, or unwinding after a day on the beach. A practical utility room with a washer and dryer makes it easy to deal with sandy towels, beach gear, or muddy paws.

The property also offers several standout benefits. There is easy parking with room for several cars, a very large private garden at the back, and a grassy area at the front that leads directly to the beach through private access. This makes beach days wonderfully simple and adds to the overall feeling of space, freedom, and connection to the coast.

Downstairs, the bedrooms are designed with complete flexibility. The large bunk bed room provides accommodation for up to five children (these beds are not suitable for adults), offering four beds arranged as two sets of bunks along with an additional single bed. Thanks to its generous size, this room can also work comfortably for a couple, making it ideal for different family or group arrangements. A peaceful double bedroom sits at the back of the house, and this floor also includes a separate toilet and a shower room, perfect for guests returning straight from the beach.

Upstairs, two further bedrooms add comfort and convenience. A cosy room with two single beds works well for children or friends, while the spacious double bedroom features lovely views, plenty of storage, and direct access to the balcony. A family bathroom and another separate toilet complete the upper floor, ensuring privacy and ease for all guests.

New Hoo is located next to the Pagham Harbour RSPB Nature Reserve, making it a wonderful holiday retreat for nature lovers, walkers, and birdwatchers alike.
