Detached vacation home "LilleHuus" in Neßmersiel – First floor for exclusive use


Our LilleHuus is ideal for couples, seniors, and guests with limited mobility who enjoy relaxed getaways even outside of school breaks and value peace and quiet, privacy, and convenient access to local amenities—and are welcome to bring their dog.

We personally manage the rental of our LilleHuus and take care of the furnishings, maintenance, and improvements ourselves.

It is not an anonymous vacation rental, but a home that we have deliberately designed to be comfortable, well-organized, and suitable for everyday living.

With this offer, you’ll have exclusive use of the house. Only the first floor is available for rent.
The upper floor remains closed and is not included in the rental.

You’ll be staying alone in the house, with no other guests.

Single-level living—particularly suitable for seniors

• Separate bedroom with two comfortable single beds,
one of which is electrically adjustable
(max. 2 permanent sleeping spots)
• Modern bathroom on the first floor

• Non-slip flooring
• Fold-down grab bars next to the toilet
• Generous space for movement
• Level-access entry without thresholds

The bathroom is designed to be completely step-free and is particularly well-suited for guests with limited mobility. The combination of a walk-in shower, grab bars, and slip-resistant flooring ensures safety and comfort in everyday life.

The bedroom on the first floor features two single beds (each 90 × 190 cm).

The bed against the wall (on the right) features a fully electrically adjustable slatted frame.

The head and foot sections can be easily adjusted at the touch of a button—this enhances sleeping comfort and is particularly convenient for seniors and guests with physical limitations.

There are intentionally no additional sleeping options, such as sofa beds or extra beds.


Living & Dining Area

The living area is intentionally cozy but not cluttered:
• Seating set
• Flat-screen TV
• Sound system (Bluetooth / Spotify ready)
• Games, books, and game console
• Wood-burning stove

The large dining table with 6 chairs and a high chair forms the centerpiece of the dining area.

The kitchen is fully equipped with, among other things:
• Stove, oven, microwave
• Refrigerator
• Toaster, kettle, coffee maker, egg cooker
• pots, pans, dishes, and baking dishes

An additional fridge-freezer combo and the washer-dryer are located in the utility room.

Everything is conveniently on one level—clearly organized and easy to use.

Garden, patio, and quiet location

The garden and patio are available for your exclusive use.
The garden is fully fenced—ideal for guests with dogs.
The quiet location near the dike, beach, and dog beach makes for short, pleasant walks and relaxing days by the North Sea.

Parking & Charging

Parking is available right next to the house.

One vehicle can park directly on the property. The street is now a play street (risk of getting a ticket)—parking is permitted around the corner (50 m) outside the play street zone.

You can conveniently charge your electric vehicle using the property’s own wallbox (11 kW).

Billing is based on consumption at a rate of 0.62 € per kWh.
