Magnolia Mooring, Anchor Down by the Dunes is a brand-new luxury coastal retreat in Kiva Dunes featuring six beautiful bedrooms, a private pool and spa, a game room, and spacious porches shared between the fully appointed main house and the cozy guest house, Anchor Down By the Dunes. Located just steps from the Gulf and designed with warm coastal-botanical interiors, this estate is the perfect retreat for families, friend groups of all ages, golf getaways, and special celebrations — including girls’ and women’s trips, men’s weekends, bachelor/bachelorette gatherings, wedding groups, writing retreats, and wellness weekends — all with a focus on comfort, style, and relaxation. Teen and young-adult groups are welcome with responsible adult supervision.



Both the main house kitchen and the guest house kitchenette are outfitted with Café appliances and elegant Kohler fixtures, including Studio McGee design elements in the main kitchen, wet bars, and coffee bar. The guest house provides a well-equipped kitchenette with a full refrigerator and ice/water dispenser, dual convection microwave oven, 2-drawer dishwasher, and a portable 2-burner induction cooktop with countertop vent—ensuring both groups can enjoy easy meal prep and dining together during their stay.



Guests enjoy full access to Kiva Dunes resort amenities**, including the complimentary on-property shuttle, both the East and West beach access points, three community pools, and the tennis and pickleball courts. The estate is conveniently located just steps from the Osprey Pool and the adjacent tennis and pickleball courts, giving guests easy access to additional recreation and relaxation. **Please note that the private Kiva Beach Club is reserved for owners and guests booked directly through the Kiva Dunes rental program and is NOT available to our guests; all other standard resort amenities listed above are fully available to our guests.



Location & Getting Around:

A car is recommended for grocery trips, restaurants, and exploring Gulf Shores. Within Kiva Dunes, guests can use the free neighborhood shuttle (a large open-air golf cart) to reach the beach access, golf clubhouse, on-site restaurant, pro shop, tennis and pickleball courts, community pools, and the entrance to the golf course. The resort is very walkable inside the community, but most guests prefer having a vehicle for off-property needs.
