1. Great location, minutes away from the tram stop. Very easy to get to and fro SNM station! From the Arno and the historic centre it’s about 25 mins via tram + walking. There is a well-stocked Penny nearby where you can get your yogurt, eggs etc. for your breakfast. 2. Fabulously easy checkin thanks to the host, Niccolo, who shares a detailed video over WhatsApp well ahead of our checkin date. The property is on the third floor but has a delightfully old school wooden lift that is a joy to use. 3. Exceptionally clean and tidy, modern flat with all the amenities. Well stocked kitchen with cutlery, crockery, utensils and condiments. We did feel the absence of a proper cereal bowl though. 4. Niccolo is kind and super responsive over WhatsApp. When we didn’t get hot water in the shower one night he very kindly helped us troubleshoot the issue and restore water supply. He even offered to come over to check if the issue wasn’t solved. They also offered to collect the tourist tax through a payment link, hence saving us cash for other expenses. 5. Warm, comfortable bed with ambient lighting in the bedroom helped us unwind nicely at night after 25k steps in Florence!

The only reason this gets a 9 and not 10 is because of the lack of mirrors in the house! There is only one mirror in the bathroom (and that too was a bit wonky!) and so when my partner was using the shower and I was getting dressed in parallel, I found it nearly impossible to do my hair and makeup and this ended up being a bit of a hassle and we got delayed leaving the house. However there is plenty of potential places for where a full length mirror could be hung and I hope they work on this feedback since I’m sure your future clients will appreciate having another mirror!

Spacious, modernly furnished apartment with a balcony, within walking distance of the city center and just a short distance from the T2 tram and buses .The host Niccolo was very kind and accommodating, allowing us to store our luggage. We had everything we needed. Highly recommended👍

Clean, modern, well equiped apartment. Good, well connected location, 10 minute walk to the main attractions but in a nice quiet neighborhood. Had great communication with the host, easy instructions to find and enter the apartment.

Everything was great
