RULES & POLICIES:
No guests outside the reservation are permitted at the hot tub. Swim at your own risk. No sexual activity on the roof or in the hot tub.

HOUSE RULES
Airbnb guests that have booked a stay have agreed to the house rules:
- Please be courteous of surrounding neighbors. We have cultivated a strong relationship to continue to host Airbnb guests. For noise / neighbor complaints guests will be fined or asked to leave the property without a refund.
- There is only reserved parking for ONE car beside the unit. All other cars must use main street of Sydney, and cannot park in the alleyway at all.
- We ask that the responsible booking party be over the age of 25.
- No parties &|or events, glitter, tape, or confetti.
- No smoking (vaping) or open flames of any kind. This includes incense. Guests who smoke indoors will be charged a $250 additional cleaning fee. We do offer smoking outside and on the patio. But PLEASE dispose of the butts.
- Please no loud music or noise after 8 PM.
- ALL guests must be registered. This can be done through the app.
- No photoshoots filming projects unless agreed upon when booking.
- If you live locally, we do not take last minute bookings.


ADDITIONAL RULES
- If you need a forgotten item shipped back to you, we can do so for a $30 fee plus shipping and handling.
- Guests will be charged for missing or stained bath towels, comforter, sheets, or pillows. We just don`t have the commercial machines that hotels do!

REMINDER
- Security cameras/audio recording devices are located on the exterior of the property.

We attempt to properly maintain the vacation rental. The vacationer agrees to immediately notify the owner of any maintenance problem, so that the situation can be remedied as soon as possible. Owner is not responsible for any inconveniences that may occur for which he/she has no control. This includes but is not limited to: power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure. Owner shall not be held liable for any injuries that may occur to vacationers or their guests as a result of the acts of said vacationers and guests. Owner is not responsible for any theft or damage to vacationer`s belongings during their stay at the vacation rental. By booking this rental, you agree to all the terms listed here.
