The main living area has floor-to-ceiling views over the olive groves to Mt Karioi, a glass-encased gas fireplace and large sliding doors to a spacious deck with outdoor furniture. The kitchen has two ovens, an induction cooktop, a countertop pizza oven and a cosy reading nook. Underfloor heating and a ventilation cooling system keep it comfortable year-round.

The master, on the main living level, has a walk-through wardrobe, ensuite and direct deck access. On the entry level are a queen bedroom and a study-style room with a quality fold-out double, sharing the main bathroom (with bathtub). Both bathrooms have tile work and rainfall showers. Internal wooden stairs connect the levels, with internal access to the garage and laundry.

Please note there is no TV, and the BBQ is an open wood-fired setup, not a standard gas BBQ. Wooden stairs, exposed decking edges and the glass-encased fire could be hazards for small children. Linen and towels are included (excluding beach towels). You will have the entire property. The shared driveway has off-street parking for two cars only (no garage parking); please park additional vehicles on the road.

In the sought-after Rangitahi development, The Hut Cafe is moments away for coffee and fresh scones. The peninsula`s calm waterways suit paddleboarding and kayaking, Ngarunui Beach is a five-minute drive, Manu Bay ten minutes, and Raglan township`s boutique shops and cafes five minutes.

- Events and parties are not permitted without prior arrangement. Guests limited to number booked. Extra charge if exceeded.
- BBQ (if available): clean with supplied cleaner after use. Cleaning fee if left dirty.
- Rubbish: 1x full blue bag allowed. Take extra with you or use a local refuse station (see house info folder).
- Recycling: 1x full bin per stay. Extra: take with you or $25/box disposal charge.
- No EV charging.
- Left belongings: $20 minimum return fee plus courier cost.
- Motion-sensor security camera may be present at entrance door. Footage may be reviewed if misconduct is suspected.

After payment, you`ll get a secure link to the property portal and will need to verify with a photo ID and a quick selfie — access details are released automatically once it`s done.
