The balcony has retractable glass so it can be opened up and enjoyed all year round, the first floor elevation of this home guarantees you have the best views for as far as the eye can see. The two reclining chairs give you a comfortable spot where you can sit back and take in the sights in front of you as you soak up the sun. There is one car parking space at the rear of the apartment block. On street parking in this lovely residential area is free, please note the parking arrangements are on a first come first serve basis.

The bedroom
The two double bedrooms each give a feeling of calm. The bright and spacious rooms are bathed with natural light, as the day draws to a close the plush premium bed linen shall ensure you can turn in for the night and be guaranteed a restful night`s sleep. The striking concrete effect cabinets pair beautifully with the white cabinetry which neatly houses the fridge/freezer, oven, induction hob, washer/dryer, dishwasher, microwave, kettle, toaster, and enough dinnerware and cutlery for you to make some great meals as you admire the view through the kitchen window. The circular glass topped Breakfast bar is all set and ready to seat guests for a spot of breakfast, lunch or dinner.

The bathroom
Look forward to freshening up in this crisp & modern family bathroom comprising of a walk-in shower with large chrome rainfall head, toilet and wash basin.

- The minimum age required for the lead guest is 18

- Strictly no smoking inside the property (penalty of £150.00 for non-compliance)
- If the property has been found to be in need of a deep clean after the guests departure the guest in question agrees to pay £100.00 to cover labour and additional cleaning
- Mandatory signing into the property via an external check-in form; failure to comply will result in cancellation of stay.
- We please ask all guests to respect our neighbours. Quiet hours operate from 11pm to 8am.
- Guests must manage waste as per the property manual, with a potential fee for non-compliance.
- For safety and insurance reasons, charging electric vehicles (EVs) using the property`s domestic electricity supply is not permitted. Guests may only charge an EV if a dedicated EV charging point is provided at the property and specifically made available for guest use. Please do not use standard household sockets, extension leads, or other electrical outlets to charge an EV.

d. Disclaimer for Unauthorised Changes: Any unauthorised early check-ins or late check-outs will incur a penalty fee of £50 per additional hour overstayed. A late check-out may also lead to a relocation and/or cancellation fee if it results in a loss of income due to disruptions in subsequent bookings.
