A small villa with a private garden, a 10-minute walk from the boat landing for St. Mark’s Square in Venice (a comfortable 30-minute boat ride), the Lido, and the islands of Murano, Burano, and Torcello.
Close to the Punta Sabbioni breakwater, a large public beach, and bike paths along the sea, the lagoon, and the salt marshes.
Outside: private entrance, veranda, and private garden.
First floor: living room, TV, kitchen, fireplace, double bedroom, and bathroom.

The villa is located within a very quiet and private residential complex. Access to the house from the outside is via a small driveway leading to the home’s private entrance gate. Upon entering, you’ll find a small landscaped garden with a stone table and chairs, a sink, and the option for an outdoor shower, a veranda with a sunshade, and a small tool shed. Upon entering the house, the first floor features an elegant living room with a fireplace, a flat-screen TV, leather sofas, a dining peninsula, and a fully equipped kitchen with pots, dishes, a dishwasher, and everything needed for cooking. The living room opens onto a hallway leading to a double bedroom and a bathroom with a window and a shower. A comfortable staircase leads to the first floor, where you’ll find a second double bedroom with a bathroom featuring a window and a shower, an utility room with a washing machine, and a small bedroom with two beds that opens onto a small panoramic terrace with a table and chairs. Both floors are equipped with air conditioning.
The surrounding area is of particular natural, historical, and culinary interest and is well worth exploring, especially by bicycle, which can be easily rented nearby. The bike and walking paths leading to the towns of Tre Porti, Lio Piccolo, Saccagnana, and the ticket office for the islands are among the most beautiful and renowned in Europe and run along the salt marshes of the Venetian Lagoon, rich in vegetation and nesting birds. The 10-kilometer bike path cantilevered over the Pordelio Canal, which connects the hamlets of Punta Sabbioni and Cavallino, is among the longest in Europe.
