► Check-in is at 4 PM. Check-out is at 10 AM. Early/late check-in/out may be available upon request, subject to availability and extra charges.

► No Smoking: Smoking is prohibited on the property.

► Quiet Hours: Please respect quiet hours from 10:00 PM to 8:00 AM.

► No Parties: Strict no-party policy. Parties or gatherings are not allowed, and violations may result in cancellation and removal without a refund.

► Pet Policy: Pets are allowed

► Parking: Parking is available and there is 1 assigned spot

❗Please note: Required Security Deposit or Damage Waiver (charged separately after booking).

Guests must select one of the following options after booking via our Guest App:

- $450 refundable security deposit, or

- $45 nonrefundable damage waiver

This process is handled off-platform and is required for all reservations.



The $45 Damage Protection Program covers accidental damage up to $450. This does not cover smoke remediation cleaning, lost fobs, parking tags, or garage openers, which are $200 per lost item.



★ GUEST VERIFICATION PRIOR TO STAY IS REQUIRED



To comply with legal and property security requirements, you may be asked to provide a valid government-issued photo ID, confirm your contact information, complete our verification portal, and in some cases, pass a criminal background check.



Your information is collected only for screening and verification and is not stored or used for any other purpose.



All guests must sign a rental usage agreement before their stay. By completing your reservation, you agree to our rental terms and conditions, acknowledge that a valid government-issued ID is required before check-in, understand that a background check may be required if mandated by the property manager or owner, and understand that check-in instructions may be withheld until verification is successfully completed.



Verification information must be provided within 24 hours of booking. For same-day bookings, it must be provided within 1 hour. Reservations that do not meet verification requirements may be canceled.



Disclosure Regarding Building Amenities

Please be advised that all amenities offered by the building are managed and maintained by the building management and may be subject to closure without prior notice. This includes, but is not limited to, facilities such as gyms, elevators, common areas, and any other amenities listed in our property description.



While we strive to ensure that all amenities are available during your stay, we are not responsible for any disruptions, maintenance issues, or closures that may occur. If you experience any issues with the building amenities, please feel free to notify us. We will report these concerns to the building management on your behalf; however, we do not have control over the timing of any repairs or the decision-making process regarding these facilities.



By booking your stay, you acknowledge and accept that we cannot be held liable for any issues related to the amenities. We appreciate your understanding and hope you enjoy your stay!



OTHER THINGS TO NOTE

Quiet Hours

Quiet hours are between 10 pm - 8 am every day. If there are noise complaints or any violation of this rule, it may result in the cancellation of the booking and removal from the property without a refund.



STRICT NO-PARTY POLICY

No parties or events/gatherings. There are cameras above the door and noise detectors in the house. If there is a party of any kind the police will be called and everyone will be removed from the property with no refunds. $500 fine for party. No Unauthorized Guests are allowed at the unit, $100 fine per guest if discovered.



No Smoking

Smoking is prohibited without exception on this property. This goes for balconies and in or around the building too. If any signs of smoking are found in the unit or on the premises, a fine of $500 will be imposed, with no exceptions.



Parking

We do not assume any responsibility for parking violations issued to guests who fail to comply with our parking guidelines as detailed in the check-in guide.



Restock

We offer a complimentary starter kit for your convenience, which includes basic supplies such as toilet paper, paper towels, laundry detergent pods, dish detergent pods, and soap/shampoo/conditioner.



You may be charged extra for cleaning if the property is left in a state that necessitates additional cleaning.



Lost or unreturned fobs:

$200 each for parking pass/tags/fobs replacements



No mail can be delivered to the property, we do not have access to the mailbox due to security concerns.



Depending on our cleaning schedule, we may be able to accommodate early check-in and late check-out at a fee of $20/hour. You must message us 24 hours beforehand to see if we can authorize this request.



Please kindly note that your check-out should be completed on time. It is crucial to vacate the premises by the specified time to avoid any inconvenience and additional charges as per our house rules. An unauthorised late check-out will cost $100/hour.



By reserving our listing, you are agreeing to all the House Rules listed above, please read them carefully prior to reserving.



Disclosure Regarding Allowing Unit Access

On rare occasions, maintenance may need to access the unit during your stay to address essential tasks. We kindly ask for your cooperation, as their schedules are beyond our control. Denying access may result in a $100 fee to cover rescheduling.
