Brand new for 2026 and built for a group that wants to be together, this four-level home in Sequoia Hills sleeps 12 across five and a half bathrooms — so nobody waits for a shower on a Dollywood rope-drop morning.
THE ROOFTOP BAR — the reason you`ll book this house
The top level is a massive open-air rooftop bar with panoramic Smoky Mountain views: full-size pool table, fireplace, fridge and ice maker, outdoor TV for the game, and its own powder room so the night never breaks up. Guests end up here every single evening.
THE INDOOR POOL & HOT TUB
A private indoor pool room turns a rained-out Smokies afternoon into a non-event — kids swim, adults talk, nobody checks the forecast. The private hot tub sits steps from the door, and guests name it the best part of the stay.
THE GAME ROOM
Arcade games and room to spread out downstairs — where the teenagers disappear to, and a few adults too.
THE MAIN FLOOR
Open living area with an indoor fireplace and big sectional, flowing into a full kitchen — stainless range, oven, dishwasher, and a dining table with room for everyone. Keurig and drip coffee both set out, plus wine glasses, cooking basics and real dishes. You can cook a genuine dinner here, not reheat one.
WHERE EVERYONE SLEEPS
A king suite sits on the main floor, no stairs to climb — save it for grandparents, or whoever calls it first. Upstairs: two more king suites plus a queen-over-queen bunk suite families keep calling the surprise hit of the trip. Room-darkening shades throughout, so you can actually sleep past seven.

Sequoia Hills is an upscale new development set back in the hills — high enough for real panoramic views, but only about a mile off the Parkway. That`s the trade most Smokies visitors never get: quiet, dark, star-filled nights, five minutes from dinner. One guest said it best: `isolated location with beautiful views, but easy to get to the main area of Pigeon Forge.`

WHO THIS HOME IS BEST FOR
Multi-generational trips — the main-floor king suite means no stairs for grandparents, the bunk suite handles the cousins, and the pool keeps kids busy while the adults are on the roof.
Two or three families splitting a big house — five and a half bathrooms across four levels means nobody negotiates shower times, and split three ways it beats two Parkway hotel rooms.
Milestone celebrations — 40th birthdays, anniversaries, reunions. A rooftop bar with a pool table and fireplace is a venue, not a deck.
Dog people — your furry friend is genuinely welcome here.
Who it`s NOT for: anyone picturing a rustic, secluded, century-old log cabin deep in the woods. This is a brand-new luxury build in a modern development.
GUEST ACCESS
The entire home is yours — all four levels, the rooftop bar, the pool room, the hot tub, the game room, the deck and the yard. You share it with no one: no host suite and nobody else on the property.
Self check-in after 4:00 PM. Door codes and check in instructions arrive before you do. John answers within the hour, all stay.
PARKING
Free parking on premises — no permits, no passes, no fees, no shuttle. Park at the house and unload straight into the main floor. The cabin has three designated parking spots and room for a 4th vehicle on the wide sidewalk in front of the cabin. If you`re bringing a trailer, an RV or an unusually large vehicle, message John before booking so he can confirm it fits.
HOUSE RULES & A FEW HONEST NOTES
• Check-in after 4:00 PM, check-out before 10:00 AM
• Maximum 12 guests — a firm number that includes everyone
• Dogs welcome; please tell us in advance so we can prep
• No smoking anywhere inside the home
• No parties or events beyond your registered group
• Please supervise children in the pool room and hot tub
• Exterior cameras cover the entry and driveway — none inside
• Smoke and CO alarms, extinguisher and first aid kit on site
One thing we`d rather you hear from us than discover on arrival: Sequoia Hills is a brand-new neighborhood and several homes around us are still being built, so on weekdays you may hear crews during the day. It`s quiet by evening. If daytime construction noise would bother you, we`d rather you know now — everything else here is finished and spotless. Construction is supposed to wrap up near the end of 2026 or early 2027.
