An elegant and charming cottage nestled in the former stables of a meticulously restored, authentic 19th-century farmhouse, situated in a peaceful setting on a beautiful 1-hectare property (largely unspoiled) within a tranquil rural hamlet 9 km from Charolles, the "Venice of Charolais," a renowned medieval market town once associated with Charles the Bold (numerous amenities including a supermarket). Enjoy complete peace and tranquility in the heart of the unspoiled Charolais countryside (a protected ZNIEFF area due to its rich ecosystems), nestled amidst the bucolic local bocage landscape dotted with woods, ponds, and rivers, close to deep, wild forests, in the gentle Arconce Valley, a soothing, rolling haven where agriculture and nature intertwine. Peace and tranquility reign in a peaceful little rural hamlet (both residential and agricultural), nestled in the heart of the unspoiled Charolais countryside (protected as a ZNIEFF area for its rich fauna and flora), in the heart of the magnificent local bocage landscape dotted with bucolic rivers and ponds (home to the famous Charolais cows in season), close to beautiful wild forests and the banks of the renowned Canal du Centre. A soothing, gently rolling landscape surrounds the property, perfect for relaxing walks or mountain biking. The cottage offers excellent comfort. Its warm country charm is enhanced by contemporary touches of "country chic," blending tradition and modernity, and is further enhanced by the unique character of the original building (stone walls, beams, terracotta floor tiles, original stone and wood lintels). The atmosphere is soft, cozy, and inviting, truly enveloping. Full of charm and character. A lovely, spacious gravel terrace, naturally shaded by a pretty hornbeam arbor, is complemented by a second, smaller terrace nestled at the rear of the house (to the west). These terraces overlook a delightful, intimate, meticulously maintained lawned garden, full of flowers, greenery, and trees, complete with the owners' large vegetable garden (managed using permaculture principles) and a small chicken coop. Composition: This cottage is attached to a barn housing the owners' art studios, next to their house (offering complete privacy). Wi-Fi (fiber optic). Electric heating. Free laundry service. The cottage is all on one level: living room/kitchen/lounge (with a double sofa bed 140x190cm), one bedroom (double bed 140x190cm) with en-suite shower room, separate WC.
