The top floor acts as the social heart, hosting a gourmet kitchen with top-of-the-range appliances, a light-filled dining and living space leading to an outdoor terrace with a built-in gas BBQ and views up to Surfers Paradise. Also on this level you will find the guest powder room, and the master suite featuring a King bed, walk-in robe, and private ensuite bathroom. The middle level accommodates three further bedrooms, each with its own private ensuite bathroom: one King suite, and two versatile Split King suites that can be configured as a king bed or two single beds. The ground level serves as an entertainer's sanctuary, featuring a fifth guest bedroom with a private ensuite, a mini kitchenette, bar, pool table, and laundry, opening onto a second private outdoor terrace. The property provides full air-conditioning and ceiling fans throughout for all-year-round comfort.

Split King Configuration: Bedrooms 3 and 4 feature versatile split-king beds that can be configured as two singles upon prior request.



Groups: While our home comfortably accommodates up to 10 guests, it is strictly designed for family stays and multi-generational groups (adults and children combined). It is not suitable for adult group bookings, parties, or large gatherings.



Guest Verification & Occupancy: All guests must complete an online registration form and provide valid photo ID (driver’s licence or passport) prior to arrival. The lead guest must submit names and contact numbers for all party members. Access is granted only once verification is completed. Photo ID and credit card are required upon check-in. Only the number of guests specified on the booking are permitted on the property unless agreed otherwise. Age Requirement: Primary guests must be 25 or older unless accompanied by an adult over 25. House Rules & Quiet Hours: No hen, stag, or similar parties permitted. Quiet hours are strictly enforced between 22:00 and 08:00. Smoking & Pets: This is a strictly smoke-free property (including all outdoor areas). Pets are not permitted. Safety & Privacy: Children must be supervised at all times. A refundable security deposit of $1,500 is required for all stays. This deposit is held to cover any incidental damages or breaches of the House Rules and will be fully refunded within 7 days of your departure, subject to a successful post-stay inspection.
