No Parties or Events Allowed
This property is strictly not suitable for parties or events. Any breach will result in immediate removal with no refund. Your deposit may be used to cover associated removal and damages.

Quiet Hours After 10PM
This is a residential building. Please respect quiet hours from 10PM for the comfort of neighbours.

No Smoking Indoors — £1,000 Fine
Strict no-smoking policy inside the property. If smoking is detected, a £1,000 charge will be applied to cover deep cleaning and damage.

Noise Monitoring in Place
Loud music, indoor smoking or signs of gatherings will trigger our monitoring systems and may result in immediate removal without refund.

Stays Over 10 Nights
For stays exceeding 10 nights, additional mid-stay housekeeping is required at £125 per week. If unpaid, the booking will be reduced to a maximum of 10 nights.

Standard check-in: 3:00PM | Standard check-out: 10:00AM
Early check-in before 3PM if not pre-approved: £20 per half hour
Late check-out after 10AM: £20 per half hour

Security Deposit OR Damage Waiver
We require either:
A refundable security deposit of £150–£350 (depending on property size), OR
A non-refundable damage waiver of £30–£120 (depending on length of stay)
