Enjoy seven bedrooms, nine beds, and 3.5 bathrooms, with a full main kitchen, dining for 10, a generous sectional, and multiple living areas for shared meals, movie nights, or a quiet moment.

Your private first-floor suite
The attached suite is included in your whole-home stay. It has a queen bedroom, its own living room, full bathroom, direct patio/pool access, and a kitchenette with refrigerator, microwave, dishwasher, and coffee maker. The kitchenette does not have a stove; the main home's full kitchen is available for cooking. It's a comfortable option for grandparents or another couple who would enjoy extra privacy. Most other bedrooms require stairs.

Plan your sleeping arrangements
Across the seven bedrooms are two king beds, three queen beds, and four twin beds. The suite's queen bed is included in these totals. Bedroom photos and floor plans help you choose the layout that works for your group.

Pool days and evenings outside
Pool heat is included at no extra charge. Enjoy the screened pool, covered seating, sun loungers, outdoor dining, gas grill, propane fire pit, and fenced backyard. Pool hours are 8 AM–10 PM; heating performance depends on the weather.

Games and family comforts
The garage game area offers Skee-Ball, air hockey, ping pong, darts, and hook-and-ring games, while still allowing parking for one car. The front sitting room has board games and a workspace with monitor. A Pack 'n Play, booster-seat high chair, children's dinnerware, and baby safety gates help make family packing easier.

Wi-Fi, Ethernet, TVs for your own streaming accounts, and an in-unit washer/dryer are provided. Flagler Beach is about 7 miles away, with shops, groceries, restaurants, and Palm Coast parks a short drive from this quiet residential neighborhood.

Guest access
Enjoy exclusive use of the entire home, attached first-floor suite, screened pool, fenced yard, and designated guest amenities. Nothing is shared with another booking. Locked owner closets/cabinets, maintenance areas, and the exterior owner's shed are not available to guests. Getting ready for your stay
Check-in is from 4 PM and checkout is by 10 AM. For local rental-compliance records, the booking guest completes government-issued photo ID/selfie verification, a signed rental agreement, contact/emergency details, and the guest/vehicle register through our secure Hospitable portal. Please complete these before arrival so we can release your check-in instructions and door codes, including for same-day reservations. This is separate from platform verification; use the portal rather than email or public messages for ID documents. We're happy to help if you have questions. The agreement includes a city-inspection acknowledgment and certification that the booking guest is not a registered sexual offender or sexual predator and, to their knowledge, neither is any occupant or visitor.

Your guests and vehicles
The limit is 14 people age 4+; children age 3 or younger do not count toward that cap but must be registered. Only the registered group and visitors approved in writing may be on the property. Please obtain written approval and update the agreement before adding any guest, visitor, or vehicle.

Up to four vehicles may be parked here in total, including one in the garage. On the property, please use the driveway for driving and outdoor parking; no parking on the street, lawn, yard, swale, sidewalk, or right-of-way, and no driving across grass, yard, or swale. This helps avoid city fines. Register each vehicle's make/model, state, and plate. For rental vehicles, enter RENTAL if details are unknown and provide them at check-in before parking.

Keeping evenings peaceful
Quiet hours are 10 PM–7 AM. Enjoy the pool from 8 AM–10 PM and bring outdoor gatherings inside by 10 PM. No parties, events, loud outdoor music, or disturbances.

Pool and door safety
Please supervise children at all times; there is no lifeguard. Keep glass out of the pool area. The main patio door and suite-to-patio door have pool-area chime/alarms: check both on arrival, keep them enabled, and message us immediately if either needs attention. Alarms do not replace adult supervision. Keep exterior and screen doors closed except when passing through, and leave emergency exits clear.

Pool heat is included, with temperature depending on weather rather than a guaranteed setting. Please leave the heater, pump, valves, and timers to our service team. A technician may access the pool for weekly care; follow any temporary swimming closure or chemical-treatment waiting period.

Grill, fire pit, and outdoor spaces
For fire safety and insurance requirements, keep the grill and fire pit in their designated locations, attend them while in use, and turn off both appliance controls and propane cylinder valves after use and at checkout. Do not disconnect, move, or service gas equipment. Once fully off and cool, clean the grill cooking surfaces and fire pit using the supplied instructions, and remove food, trash, and debris before checkout. Do not dismantle the fire pit or pour water into it. Please ask if you need help.

Keep patio/outdoor furniture in its designated areas. After use, clear toys, belongings, and trash from the pool, lanai, and yard, and return toys/supplies to storage. Bag trash in the covered garage bins. If checkout falls on Monday or Thursday, or the day before, roll bins to the curb. On other days, leave the bins in the garage for our cleaner.

Private areas and other details
Locked owner closets/cabinets, marked maintenance areas, and the exterior owner's shed are reserved for supplies and are not available to guests; please leave them closed. No indoor smoking/vaping or pets; service animals follow applicable law and platform policy. Commercial photography, filming, livestreaming, or paid content requires written approval before booking, with any additional terms or charges agreed in advance.

Reservation terms
The booking guest is responsible for their group and approved visitors. Unregistered guests/vehicles, excess occupancy, prohibited late-night pool use/gatherings, or serious/repeated violations may require us to end the stay and ask the group to leave, following lawful notice/removal procedures and platform support. Failure to complete disclosed check-in steps or a guest-caused breach does not guarantee a discretionary refund; applicable cancellation terms, mandatory refunds, and lawful dispute rights remain protected.

Documented group-caused damage or city fines, and reasonable legal/enforcement or collection costs, are the booking guest's responsibility only where legally recoverable and platform-permitted. Claims follow the applicable process, not automatic penalties. Routine turnover cleaning is covered by the cleaning fee; unfinished checkout chores do not carry automatic fines. Changes do not add obligations to existing bookings unless validly agreed and platform-permitted.

Safety disclosures
Exterior cameras cover the front entry/doorbell, driveway, and pool/outdoor area; there are no indoor cameras. The living-room decibel monitor does not record audio or conversations.
