EXTENDED STAY AGREEMENT

This listing is for furnished stays of 30 nights or more. A separate Extended Stay Agreement is required and will be sent electronically after booking. It must be signed within 72 hours of booking confirmation and before check-in. The agreement covers occupancy, house rules, utilities, damage responsibility, early termination, and dispute resolution. Failure to sign may result in cancellation under the applicable booking terms.

UTILITIES

Electric, gas, water, sewer, and trash are included up to $500 per month combined. Usage above that amount is billed at actual cost with supporting utility bills. Internet is included with no cap. Heated pool, rooftop deck, and private gym access are included.

OCCUPANCY

Only guests listed on the reservation may reside at the property. Overnight visitors not listed on the reservation may stay up to 7 nights in any 30-day period. Unauthorized occupants incur a charge of $250 per person per night, where permitted by law. The listed maximum occupancy must not be exceeded.

RENTERS INSURANCE

Renters insurance with at least $100,000 in personal liability coverage is required for the full stay. Proof of coverage naming the property manager as an interested party must be provided before check-in.

HOUSEKEEPING

The property is delivered professionally cleaned with fresh linens. Housekeeping during the stay is not included. Mid-stay cleaning and linen exchange are available on request, with pricing confirmed in writing. A departure cleaning fee is included in your booking.

EVENTS AND GATHERINGS

Gatherings exceeding 20 people, or involving hired vendors such as caterers, bartenders, DJs, or photographers, require written approval at least 30 days in advance. Approved events exceeding 20 attendees carry a fee of $50 per attendee above 20, with a $1,000 minimum, payable after approval. Vendors must carry at least $1,000,000 in general liability insurance.

Amplified sound ends at 10 PM, and events end at 11 PM. Approval does not permit exceeding authorized occupancy. Unapproved events may result in termination without refund to the extent permitted by applicable law and platform policies.

COMMERCIAL FILMING AND PHOTOGRAPHY

Commercial filming, photography, and content production—including brand shoots, sponsored or influencer content, music videos, and productions with a crew—require written approval at least 14 days in advance and carry a fee of $3,000 per shoot day, payable after approval. Personal photos and videos for private use are welcome.

EARLY TERMINATION

Guests may end the stay early with 30 days’ written notice. Rent remains due through the end of the notice period, plus a re-letting fee equal to 50% of one month’s rent, subject to the Extended Stay Agreement and applicable law. For platform reservations, applicable platform policies also apply.

ADDITIONAL FEES

The following charges may apply when incurred, subject to applicable law and platform policies:

• Lockout assistance: $150 during business hours; $250 outside business hours.
• Lost keys, fobs, remotes, or parking passes: replacement cost plus $50 per item.
• Unauthorized late checkout on the final day: 50% of the daily rate after a 30-minute grace period.
• Unauthorized early check-in: $250.
• Missed checkout tasks: $250 each for not running the dishwasher, placing bagged trash in outdoor receptacles, or cleaning the grill.
• Excessive cleaning: $250.
• Indoor smoking or vaping: $1,500 plus remediation costs.
• Unauthorized pets: $1,000 plus remediation costs. Assistance animals are subject to applicable law and platform policy.
• Noise violations: $1,500 for the first offense; $3,000 for a second offense or a noise violation involving police.
• Service calls where no defect is found or the issue was caused by the guest: actual cost.

Guests are responsible for damage caused by their group and visitors. Applicable charges are collected through the payment process permitted for the reservation.

Exterior security cameras are located at the front door, back door, and around the perimeter of the property. There are no indoor cameras. Do not cover, disconnect, or tamper with camera equipment.
