Private Pool and Hot Tub: Splash and cool down in the clear blue pool, or soak under the stars in the heated hot tub.

SUMMER POOL HEATING INCLUDED (May through September): Pool heat is maintained at approximately 83 degrees minimum and will naturally get much warmer on hot days.

OFF-SEASON POOL HEATING (October, November, March, April): Available for an additional $100 per night and must be paid for the entirety of your stay. Please notify us at least 48 hours prior to check-in. Pool can be heated to approximately 83-85 degrees depending on weather. If conditions are cold and/or windy, the pool may not reach 83 degrees.

HOT TUB HEATING: Available year-round at no additional cost. Please limit to once per day for a 3-hour block. Heating instructions will be provided.

Note: Pool heating is not available December through February.

Fire Pit Area: A dedicated seating area for 6 surrounds the gas fire pit - perfect for evening conversation.

Covered Patio: Outdoor dining for 6 plus additional bean bag seating.

Poolside Lounge: 4 chaise lounge chairs with umbrellas for shade.

Service note: Pool service is weekly on Wednesdays (about 30 minutes). Landscape maintenance is bi-weekly (about 1 hour). Both occur during daytime hours.

SMOOTH CHECK-IN: Keyless smart lock entry - no key handoff or coordination required.

GUEST ACCESS

Guests have private access to the entire home, fully-fenced backyard, pool, hot tub, and garage hangout. No shared spaces - the property is yours for the duration of your stay.

Property is located in a quiet residential neighborhood of North Las Vegas - please respect neighbors and observe quiet hours.

BEFORE BOOKING, PLEASE REVIEW THE HOUSE RULES CAREFULLY - ESPECIALLY:

- No parties or large gatherings (noise monitoring in place)
- No smoking or vaping inside (smoke detection in place)
- No pets (service animals excepted)
- No glass in the backyard
- No unauthorized guests
- No bookings from Southern Nevada residents
- Primary guest must be 25 or older
