Only 5 minute walking from the historic center with many privileges: the building is safe, recently restored and well maintained, distant enough from the road to have total silence.
The apt is on the 2th fl with a view on the garden and mountains, from every windows and no buildings in front of it. You can stop by car, discharge your things and find a free parking spot close by.

My apt is super sunny (every window face south), silent, safe but still close to the center (5min walking).
It is the best deal coming visiting the lake, wanting to be close by but to the historic center and the lake, the restaurants, bars and main attraction but giving you the chance to come by at night in a quite and safe place with extremely educated and discreet neighbors who are rarely around.
Another big must of my place is the possibility to arrive with your car, stop in front to the street entrance to discharge your luggage and find a free parking spot close by, I will give you all my recommendations so that you will find free parking practically every day.

I just purchased this apt so I refreshed with new paint, smart monitor (you can watch Netflix, Prime and some Internet free channel), high band steady wifi modem, new mattress, new double glazing windows for perfect silence etc....and I will do my best to make your staying more comfortable possible.
You can access the apt anytime you want as I organized a self check in and check out. Just take in mind that , for the new italian laws, I will need to verify you in person once you arrive.

Wake up in the morning and walk to the historic center to enjoy a fantastic breakfast in the many little coffee shops, to take a scroll on the main road for shopping , a visit to the glorious Cathedral , a trip on the lake ferry or to enjoy the movida in Pz. Volta between cocktail bars and restaurants of any kind…..and you will be able to be back to your place in 5 minutes walking.

There is nothing more comfortable when you are in vacation.

If you decide to book my place you will receive a fail proof email with extremely detailed information and images of how to get the keys, park your car and reach my place, you will feel completely self efficient.

Please pay attention to the following rules:
I choose guests who fit a good profile. I expect you to treat my apt like yours and to behave with respect for my neighbors.

If you break something accidentally or notice that something is not working or needs to be repaired or reported, please let me know immediately.

NO S M O K I N G ! . on this I am very rigid. There is a security deposit on the contract which I will use if I know you have broken this rule and trust me, as the cleaning lady and I are non-smokers, we will notice immediately! I can't stand the smell of smoke and I offer this place to non-smokers like me, so please take this rule seriously! No smoking even in the balcony or courtyard, if you need to smoke please do it on the main road.

NO A N I M A L S / PETS of any kind… I'm allergic and I can't stand pet hair around, I'm extremely strict on this… as per the smoking ban!

NO P A R T I E S inside the apartment. The place is for you and whoever else in the contract. You can have normal guests but not a crowd. Don't be loud. I have neighbors who want to maintain a certain decorum and ... they always have an eye on who enters and leaves the property, so please don't give them an excuse to ask you questions.

NO EXTRA GUESTS unannounced : it happens to receive a reservation for a number of people less than those who will stay in the apartment without receiving notice. The problems that are created are both legal and contractual, the first because, in case I receive a control from the authorities and I didn’t register all guest, I have to pay a penalty, the second because if we contract a price according to the number of people I host and then I come to know that they are more, you are trying to outsmart me which it’s kind of disrespectful. I do not host dishonest people and I discover them immediately because there is a videocamera placed next to the apartment door. So , before we reach any unpleasant misunderstanding, let me know who and how many you are and in case we can talk about discount and lowering the price… of course if you are alone and have a guest staying overnight that is not a problem

NO PROSTITUTION. It is absolutely forbidden to enter prostitutes or drug dealers. For the sex workers: don't choose my apt to operate, again , I will find out soon as there is a videocamera looking at the entrance of my apt.

Don't make any noise after 11pm, please respect my neighbors and keep the volume of your voice and anything you are listening after this time. If someone try to enter the apt with a excuse stating they are officials or friend of mine, don't allow them and contact me promptly .

Please maintain an adequate level of cleanliness If you stay for more than 4 days and start to accumulate dirt, take out the trash, do not leave dirty kitchen utensils, plates or cutlery at the end of your stay, please.
You already have a shower mat, don't use the face towel or bath towel on the floor please!

- do not throw the food in the kitchen sink, please we don't have garbage disposal in Italy
- do not eat on the sofa and don't step on it with shoes.

- BE COMMUNICATIVE! . be quick to reply to my emails or messages, this is especially necessary during checkout as I will have to arrange cleaning and check-in for the next guest without any mess.

My neighbor down to the apt wake up very early to go to work. Please keep volume and noise down after 10pm

Don’t leave anything (shoes, bags) outside the apt door.
BY condominiums rules is not allowed and you will put me in trouble with a neighbor which keep complaining as he as a video camera pointing exactly in that direction.


NB: Due to the anti-terrorism law, the Italian police system requires you to register as our official guest before completing the check-in procedure. To comply with this rule, I will need to verify every person staying and their document of identity .
