PROPERTY DESCRIPTION

Welcome to Redford Villa, our quiet and comfortable desert home in Indian Palms Country Club. This is an easy place to settle in, unpack and feel at home, whether you're visiting for a few days, a family vacation, polo, a local event, or an extended stay.

The home has 4 bedrooms and 3 full bathrooms, including a three-bedroom, two-bath main house and a separate private casita with its own full bathroom. The layout works especially well for families, multiple couples or groups traveling together because everyone can gather when they want to while still having plenty of private space.

Each bedroom has a wall-mounted Smart TV with Roku and a ceiling fan, and the home offers generous storage throughout, making it especially comfortable for longer stays.

One of our favorite things about the house is how peaceful it feels. We're conveniently located near the Avenue 50 gate and directly across from the polo grounds, but once you're home, the setting is remarkably quiet. The backyard opens to a large greenbelt with grass, mature trees and a water feature rather than backing directly onto the golf course.

INDOOR LIVING
The house is set up for real life, not just a quick vacation stay. You'll find comfortable furniture, plenty of storage, ceiling fans throughout, window coverings, good lighting and lots of the small conveniences that make a house easy to live in.

The living room has two large leather sofas with plenty of room to stretch out, watch TV, read or spend time together. There are places for drinks and storage for blankets and games built into the furniture.

The kitchen is fully equipped for guests who enjoy cooking rather than eating every meal out. Prepare breakfast before heading out for the day, pack lunch for the pool, or cook dinner and enjoy it outside. The window over the kitchen sink opens directly toward the patio and has no screen, so it can even be used as a convenient pass-through when dining outdoors.

Every bedroom has its own wall-mounted Smart TV with Roku, so guests can sign into their favorite streaming services and relax in their own space. Ceiling fans are also installed in every bedroom for added comfort.

PRIMARY SUITE
The primary bedroom is a comfortable retreat with a Tempur-Pedic mattress and optional pillow top, ceiling fan, multiple lamps and plenty of room to unpack. There are two large dressers, a spacious walk-in closet and numerous hooks for clothing and everyday items.

There's also a dedicated desk with an easy-connect monitor for anyone who needs to work during their stay. A sliding glass door opens directly from the bedroom to a private patio and small garden area, giving you a peaceful place to step outside in the morning.

The primary bathroom has a separate bathtub and shower, private toilet area and plenty of hooks and storage.

QUEEN GUEST ROOM
The second bedroom has a queen bed, closet and two dressers, so guests don't have to live out of a suitcase. The room has a ceiling fan, overhead lighting and lamps, along with a large wall-mounted flat-screen TV that articulates for comfortable viewing from bed.

All three windows have shades as well as curtains to help darken the room for sleeping. Behind the door, six hooks below a mirror provide an easy place for hats, hoodies and other belongings.

A full bathroom with a tub/shower is conveniently located nearby and offers under-sink and medicine-cabinet storage, towel racks and additional hooks.

BUNK ROOM
The third bedroom was designed with families in mind and has a twin-over-full bunk bed plus a twin trundle underneath. It's a fun space for kids while still providing the practical storage families need.

There is a large dresser beside the bed, a desk and nightstand across the room, hanging racks, hooks and shelving for clothes and belongings. The room also has its own wall-mounted flat-screen TV and ceiling fan.

PRIVATE CASITA
The separate casita is one of the features that makes this home particularly flexible for groups. It provides another guest or couple with their own quiet space just steps from the main house.
The casita has its own full bathroom with tub/shower and independent heating and air conditioning, so guests can set the temperature to their preference.

It also has a desk and chair, Wi-Fi extender, water cooler, refrigerator, microwave and coffee maker. The walk-in closet provides hanging and shelf space, while additional pantry-style shelving with closing doors and large desk drawers provide even more room to unpack.

The casita is exceptionally quiet. All windows have coverings, and closing the bathroom and closet doors allows the sleeping area to become very dark, which is especially nice for light-sensitive sleepers.

It's a great setup for grandparents, another couple, older children or someone who wants a quiet place to work.

POOL, SPA & OUTDOOR LIVING
Desert living is all about being outside, and there are plenty of places here to enjoy it.
Spend the afternoon by the private pool, relax in the spa, stretch out on a chaise lounge or find a quiet place to read. There are multiple outdoor seating areas, tables and places to gather throughout the property.

The built-in outdoor cooking area has a BBQ, sink and outdoor refrigerator. A six-person dining table sits between the BBQ and pool, making it easy to cook, eat and spend the evening outside.

There's also a 3/4-size outdoor pool table with a waterproof cover for a little friendly competition.

Fruit trees and mature landscaping add greenery to the desert setting, and a small seating area in the sand provides another quiet spot to enjoy a morning coffee or evening drink.

The back gate opens directly onto a large greenbelt with grass, trees and a water feature where people walk their dogs and kids can enjoy the open space.

EXTRAS THAT MAKE A STAY EASY
We've tried to provide the things that make a vacation home genuinely comfortable and convenient rather than simply a place to sleep.

Guests have use of a golf cart, beach cruiser bikes, plenty of pool towels and pool toys. There's a shoe rack near the front entrance, a dresser inside for keys and everyday items, and hooks and storage throughout the house.

A beautiful gated entrance opens into a green courtyard, with the main house in one direction and the private casita, BBQ and pool area in the other.

The home also offers access to Indian Palms Country Club amenities that include: the gym, pool and spa, pickleball and tennis. Also, convenient access to Indian Palms Country Club Golf and driving range.

LOCATION
The location is especially convenient for guests coming to Indio for polo and other events. We're across the street from the polo grounds and close to the Avenue 50 gate, providing convenient access in and out of Indian Palms without having to travel through the entire community.

At the end of the day, though, what we think guests appreciate most is simply how easy this house is to live in. You can cook a real meal, unpack your clothes, work comfortably, give the kids their own space, spend the afternoon outside, gather for dinner and then retreat to quiet bedrooms at night.
