PLEASE NOTE: LOCATION & SOUND

This property is located in the heart of Buckhead near a local street. Guests may occasionally hear street or city noise. There is also a residential unit directly above this apartment, so normal footsteps or everyday living sounds may occasionally be heard.

If you require complete silence, this property may not be the best fit. A white-noise machine and blackout curtains are provided for additional comfort.

KITCHEN

The kitchen includes a full-size refrigerator and stove, microwave, Keurig, coffee maker, cookware, utensils, dinnerware, glassware, basic seasonings, and other essentials.

Light residential cooking is permitted. Catering, commercial cooking, deep frying, and event-style cooking are prohibited. Guests are responsible for excessive cleaning or odor-remediation costs resulting from prohibited cooking.

PARKING & VEHICLE REGISTRATION

Complimentary outdoor parking is available on the property.

Guests using the parking area must provide the vehicle’s:

* License plate number
* State of registration

Vehicle information must be submitted before parking/check-in access information is released.

Guests must park in the designated rear parking area or assigned spaces. Do not park in the neighboring Grand China restaurant parking lot. Vehicles parked outside authorized areas may be ticketed, booted, or towed at the vehicle owner’s expense.

The parking area is open and ungated. Do not leave valuables inside vehicles. Linkable Rentals is not responsible for theft, damage, towing, booting, or ticketing involving guest vehicles except where responsibility cannot legally be excluded.

CLEANING DURING EXTENDED STAYS

For longer reservations, the unit is required to be cleaned at least once every seven days. This allows us to maintain cleanliness, inspect the condition of the property, and prevent excessive buildup or damage.

HOUSE RULES

By completing a reservation, guests acknowledge and agree to follow the property and building rules.

NO SMOKING OR VAPING

This is a strictly smoke-free property.

Smoking or vaping is prohibited inside the unit, on the patio, in the parking lot, and throughout building/common areas.

Smoking violation fee: $1,000, plus applicable cleaning, odor-remediation, damage, or lost-booking costs when supported by the circumstances.

Guests must also avoid bringing strong smoke or marijuana odors into the building. Confirmed violations may result in termination of the reservation where permitted by the booking platform and applicable law.

Illegal drugs and illegal activity are strictly prohibited.

QUIET HOURS

Quiet hours are 8:00 PM–8:00 AM. Please respect neighboring residents and guests.

NO PARTIES OR EVENTS

Parties, unauthorized events, and excessive noise are prohibited.

Excessive/loud-noise violation fee: $550.

Unauthorized party/event fee: $750.

Guests are also responsible for documented building fines or damages caused by their reservation or visitors.

Serious or repeated violations may result in termination of the reservation where permitted.

OCCUPANCY & VISITORS

Only registered guests may stay overnight.

Visitors require prior notification to the host. Visitors bringing vehicles must also provide vehicle make, model, color, plate number, and registration state before parking.

Guests are responsible for ensuring their visitors comply with all property rules.

CHECK-IN & CHECK-OUT

Check-in: 3:00 PM or later
Check-out: By 10:00 AM

Late check-out must be approved in advance and is subject to availability.

Unauthorized late departures may result in a fee ranging from $75 up to one night’s rate, depending on the length of the delay and its effect on cleaning or the next reservation.

NO PETS

Pets are prohibited unless specifically approved in writing before arrival.

Unauthorized animals may result in a minimum $350 charge or the actual documented cost of additional cleaning, deodorization, stain removal, pest treatment, repairs, or damages, whichever is greater.

Guests are responsible for damage or additional cleaning caused by unauthorized animals.

ANIMALS AROUND THE PROPERTY

Animals belonging to neighboring residents or other third parties may occasionally be present around the property. Guests should not approach, pet, feed, or interact with unfamiliar animals.

Guests should exercise reasonable care around animals and promptly report any incident to the appropriate animal owner, property representative, or authorities when necessary.

EVENTS OUTSIDE OUR CONTROL

Certain disruptions may occur that are outside the host’s reasonable control, including power, internet, water, plumbing or utility interruptions; severe weather; natural disasters; government actions; construction; road closures; neighborhood disruptions; or temporary building-system/amenity outages.

We will make reasonable efforts to assist when an issue occurs. Refunds or compensation for circumstances outside the host’s control will be handled according to the applicable reservation terms, booking-platform policies, and law.

RIGHT OF ENTRY

The host respects guest privacy. However, authorized representatives may need to access the unit when reasonably necessary to:

* Respond to emergencies or safety concerns
* Address water leaks, fire hazards, or potential property damage
* Perform necessary maintenance or repairs
* Investigate credible reports of serious house-rule or building violations
* Address conditions affecting neighboring units or common areas
* Protect the safety and integrity of the property

Reasonable advance notice will be provided when practicable. Emergency or urgent circumstances may require access without advance notice where permitted by applicable law.

Guests may not intentionally interfere with lawful emergency, maintenance, safety, or authorized property access.

GUEST RESPONSIBILITY & ASSUMPTION OF RISK

Guests are responsible for using the property and its amenities reasonably and safely and for supervising members of their party and approved visitors.

Guests are responsible for damage, excessive cleaning, rule violations, or other documented costs caused by themselves or their visitors, subject to applicable law and the policies governing the reservation.

Linkable Rentals is not responsible for losses, injuries, theft, interruptions, or circumstances caused by third parties or events outside its reasonable control, except where liability cannot legally be excluded.

By completing the reservation, the primary guest acknowledges the property description, disclosures, and house rules and accepts responsibility for communicating applicable rules to all members of their party.
