Studio Miami is 1br unit on the 3rd floor of SaiyuanBuri — five minutes on foot from Sinbi Muay Thai and Action Point. Two big windows into acacia trees, no direct sun, naturally cool. Very quiet, squirrels in the branches.

Queen bed in the bedroom, pull-out sofa in the living room, two ACs, 45" TV. Induction kitchen, washing machine in the unit, dryers downstairs. Our own 1 Gbps fibre line.

Pool, gym, covered parking. 7-Eleven 2 min, Nai Harn Beach 8 min by scooter. Self check-in by lockbox.

Miami Vibes, Phuket Soul. This is the apartment we set up for people who come to Rawai to train — and it's turned out to work just as well for anyone who wants quiet, green and a real bedroom door.

WHAT YOU GET

Two rooms. Bedroom with a queen bed, hotel linen, blackout curtains and its own AC. Living room with a proper pull-out sofa (sleeps one more), a second AC — guests mention the AC in both rooms — and a 45" smart TV with the international cable package.

The view. Corner unit, 3rd floor, two walls of windows into mature acacia trees. No direct sun on the glass, so the apartment stays cool without the AC running all day. Squirrels use the branches as a highway; one guest said she could watch them endlessly. No sea view — trees and quiet instead.

Kitchen. Induction hob, large fridge-freezer, microwave, toaster, kettle, French press, a powerful blender and our handwritten smoothie recipes. Enough cookware for three.

Laundry. Washing machine inside the unit, and shared dryers just outside the building — training kit dries the same day.

Work. Full desk with an ergonomic office chair. Our own dedicated 1 Gbps fibre — 500 Mbps up — separate from the building's. Second monitor and UPS free on request, 2 days ahead.

Also here: plenty of wardrobe space, safe, iron and board, hairdryer, yoga mat. Snorkel gear and beach umbrella.

THE BUILDING

Saiyuan Buri is a low-key seven-storey condo from 2014 — 71 units, so it never feels busy. Pool with a view of the hills, small gym, covered parking, 24-hour security and CCTV, reception on site. Honest word: the building gym is basic; Sinbi and Action Point are two minutes away and that's the point of this street.

GENE & ALENA'S LIST

Every guest gets our own list: where to go and what to order. The one place for Tom Kha and which dish to ask for, the 150THB breakfast shack, the BBQ with grilled chicken and lamb, the hidden footpath from the Windmill to Promthep Cape, the Elephant Temple at the hour the monks chant. Ask for it the day you book.

PRACTICAL, NO SURPRISES

Check-in from 15:00, checkout by 11:00 — we'll extend either way if nobody is arriving behind you. Electricity 7 THB/kWh and water 70 THB/unit by meter, settled through Airbnb after checkout. Max 3 guests. No smoking inside, the balcony is fine. No pets (condo rules). Quiet hours 22:00-08:00. Passport copy required by Thai law.

Scooters: we'll point you to the rental we've used for years — French-run, well-kept bikes, fair rates, deposit returned without games. Bring your passport.

PS - May to October we do meaningful discounts on stays of one to six months — most of our training guests stay 1-3. Message us through Airbnb before booking.
