Villa Océano, located in the exclusive Jardines de Palma Real, is a tranquil retreat just a short walk from Playa Mansita. This charming two-story villa with 3 bedrooms comfortably accommodates up to six guests and offers partial sea views from its beautifully landscaped garden and terrace, reminding you how close you are to the pristine beaches.

Inside, the villa features open-plan living areas that blend the kitchen, dining, and living room spaces, creating a bright and airy environment ideal for relaxing or socializing. The living room includes a Smart TV with cable for entertainment, while the three spacious bedrooms provide comfort and style, with the master suite offering a king-size bed and en-suite bathroom with a bathtub. Outside, the terrace is ideal for outdoor dining, complete with a BBQ for grilling.



Additional House Rules
Check-in and Check-out
• Check-in is available after 3:00 PM and must be completed by the reservation holder, presenting a valid government-issued ID and the same credit card used for the reservation.
• Check-out must be completed at the scheduled date and time. Late check-out may incur a charge equivalent to one additional night.
Occupancy Limits and Visitors
• Guests must respect the maximum occupancy of the villa. Exceeding this limit will result in a $500 penalty.
• Visitors may be allowed once per stay with prior authorization from the rental department, up to a maximum of 3 visitors per unit. Visitors are not allowed during peak season.
Inventory and Property Condition
• An inventory will be conducted before check-in.
• Guests must report any existing damage within 24 hours of arrival.
• Any damage or missing items found after check-out will be billed.
Cleaning Service
• For stays of 7 nights or more, a weekly refresh clean is provided, including general cleaning, one-time replenishment of bathroom and kitchen essentials, and beds are changed with fresh sheets and towels.
• Cleaning lasts up to 1 hour and 30 minutes per day of cleaning.
• Linens and towels are changed every 7 days.
• Cleaning occurs between 8:30 AM and 3:00 PM and does not follow a fixed schedule.
Guest Conduct
• Respectful behaviour is expected.
• No illegal activity, drugs, prostitution, or drunk driving is allowed.
Pool Rules
• No glass items or unsupervised minors near the pool.
• Reckless behaviour such as diving or intoxicated swimming is forbidden.
Noise and Disturbances
• No parties or events are permitted. Guests must respect neighbours and maintain a peaceful environment.
Pets and Smoking
• Pets and indoor smoking are strictly prohibited. Violations will result in a $500 fine.
Parking
• Guests must use designated parking areas.
Liability Waiver
• Guests release all liability claims against the unit owner, Pinilla Lodging Limitada, and the HOA.
Common Areas
• Guests must respect rules for use of pools and recreational areas. No gatherings, games, or barbecues in undesignated common areas.
Legal
• Disputes are resolved under Costa Rican law.
• Legal costs for enforcement will be paid by the losing party.
• Invalid clauses do not affect the rest of the agreement.
