The Carriage House is a two-story timber-frame that blends rich architectural history with modern luxury. It features an open-concept layout on both levels, highlighted by massive hand-hewn structural posts, post-and-beam wood ceilings, and peg-detailed wide-plank floors.

Main Level:
The first floor features an open floorplan with a gourmet kitchen, dining area, living room, fireplace, and game nook, ideal for gathering.

The Gourmet Kitchen: Fully equipped for culinary enthusiasts with a 5-burner gas range, stone countertops, a farmhouse apron sink, a built-in banquet table that seats 5, and peninsula seating for 2.

The Curated Bar: A standalone showpiece crafted from an authentic, heavy-timber antique carpenter's workbench with a vintage working wooden vise, fully stocked with glassware and bartending tools.

The Hearth & Living Room: Anchored by a magnificent floor-to-ceiling stone wood-burning fireplace, featuring a deep, comfortable sofa, two armchairs, and a flat-screen TV.

The Game Nook: Two plush leather swivel chairs frame a classic wooden table equipped with chess and backgammon, positioned next to an expansive window overlooking the fields.

Upper Level: The Master Suite
The entire second floor is a spacious open loft-style master suite.

Sleeping & Lounge: Features a plush King bed positioned directly across from a stone gas fireplace. The opposite side of the room serves as a secondary seating area with a TV, armchair, and a sofa that pulls out into a comfortable Queen-size bed.

The Spa Bath: An oversized, luxurious soaking tub sits beautifully open to the bedroom beneath a large window.

Bathroom Privacy & Layout Note (The "Full Disclosure" Section): To maintain the open, airy architecture, the full bathroom (walk-in shower, toilet, and sink) is tucked around a corner and separated by a heavy privacy curtain rather than a solid door. It’s romantic and chic—provided you are very well-acquainted with your travel companions!

The Ceiling: Due to the charming, dramatic slope of the historic roofline, the toilet is positioned directly under the low end of the ceiling. If you are on the taller side, you'll need to master the "carriage house duck" when using the facilities. Consider it a little architectural character building!

The Exterior: Panoramic Deck & Fieldstone Fireplace
Directly off the main level is a massive, elevated private deck designed for ultimate relaxation. It features a towering fieldstone wood-burning fireplace, a large dining table, and premium outdoor lounge furniture. The deck offers expansive, uninterrupted views of the estate’s 10 acres of fenced horse paddocks and distant views of Skaneateles Lake.

Exclusive Carriage House Access: You have complete, exclusive access to the entire two-story Carriage House. This is a completely detached, standalone building with its own private entrance, giving you ultimate privacy during your stay.

Reserved Parking: No hunting for a spot here. You have a dedicated, reserved parking space located directly in front of the building for easy loading and unloading.

Exclusive Carriage House Access: You have complete, exclusive access to the entire two-story Carriage House. This is a completely detached, standalone building with its own private entrance, giving you ultimate privacy during your stay.

Exploring the Estate (The Dos and Don'ts)
We want you to fully immerse yourself in the gorgeous countryside, so you are more than welcome to wander the property, stretch your legs, and enjoy the stunning views. However, because this is a working farm, we do have a few strict "house rules" to keep both you and our four-legged residents safe:

Admire from Afar: You are free to walk the estate grounds and say hello to the horses across the fence lines. However, please do not enter the paddocks under any circumstances. Horses are large, unpredictable animals, and the fencing is there for everyone's safety.

Off-Limits Zones: Guest access is strictly limited to the Carriage House and the open outdoor grounds. Please do not enter the main house, the working barns, the animal enclosures, or any other farm outbuildings on the property. These areas are reserved for our hard-working farm staff and residents.

Treat the grounds like your own private park, enjoy the fresh country air, and feel free to take as many photos of the horses as your phone storage allows!

🐴 Realities of Country Living (The "Keepin' It Real" Section)
While the Carriage House is your own private oasis, it sits proudly on a real, working 12-acre equestrian estate. Because horses don't care about your sleep schedule or your pristine footwear, please keep the following in mind:

Early Birds: You might occasionally hear farm vehicles or our staff out and about at earlier hours, tending to the horses.

The Buzz on the Blooms: The property boasts many gorgeous, well-established apple and flowering trees. They look like a fairy tale when in bloom, but with great beauty comes great insect responsibility. Bees, wasps, and other winged locals are a package deal with farm life. They are just busy doing their jobs, but if you aren't a fan of buzzing buddies, consider this your official heads-up!

Watch Your Step: While the horses stay in their paddocks, they do occasionally cross the pathways. A rogue pile of "organic lawn fertilizer" (horse poop) is part of the authentic countryside package. Look up to enjoy the views, but look down when you're walking!

The Neighborhood & Estate Living
The Carriage House sits on a private, working 12-acre equestrian estate. Horses graze daily in the surrounding paddocks, and during the summer months, you can take a short walk (or a quick bike ride) right up the road to enjoy active polo matches held every weekend on the neighboring property.

The Village of Skaneateles: The historic shops, waterfront dining, and charm of downtown are just a 2-to-3-minute drive (1.5 miles)—or an easy, flat bike ride—away.

House Rules

NO PETS
Please note that the Carriage House is a no-pets listing. We love animals, but because this is a working equestrian farm with resident horses, farm equipment, wildlife, and shared outdoor areas, we're not able to accommodate pets or visiting animals.

Service animals covered by the ADA or other applicable law will be handled in accordance with the law. To help avoid confusion and allow us to prepare the home and farm areas appropriately, we kindly request that guests traveling with an assistance animal message us when making their reservation.

For the safety of guests, animals, and our horses, any service animal on the property must remain under the guest’s control at all times, be housebroken, and may not be left alone in the Carriage House. Barns, stalls, paddocks, pastures, horse areas, and other posted farm areas are off-limits unless accompanied by the host.


WORKING HORSE FARM
Please note that The Carriage House is located on a working horse farm. While the guest house is a separate private building, the surrounding property includes active horse farm operations, barns, paddocks, pastures, fences, gates, farm equipment, vehicles, and horses. For your safety, guests must remain within the designated guest areas unless accompanied by a member of our team. Please do not enter barns, paddocks, arenas, pastures, equipment areas, or fenced spaces, and do not approach, touch, or feed any horses without permission. Children must be supervised at all times.

No smoking.
No unregistered guests.
Obey all posted signs on the property
Do not touch or feed the horses.
Please respect the noise curfew from 10 pm to 6 am
Indoor fireplaces are only to be used between Oct-Apr.
