The Poppy House comfortably sleeps 10 across 4 bedrooms and 3 bathrooms. Perfect for families, multigenerational trips, or small retreats.

INSIDE
Primary suite downstairs with a king bed, heated bathroom floors, and a soaking tub overlooking the garden. Three bedrooms upstairs: two with a queen bed, one with two queen beds, all with beautiful views. A chef's kitchen fully equipped to cook for a crowd, two living areas, a Roku TV, board games, kid toys, pack-n-play, sound machines, and HVAC for year-round comfort.

OUTSIDE
A wrap-around porch built for coffee and sunsets. A private hot tub set on the hilltop. Fire pit for s'mores (subject to county burn bans). An outdoor grill (the propane's on us). And a garden and greenhouse where deer and butterflies often pass through.

STOCKED FOR YOU
Coffee from our favorite roaster here in Texas. Bath products and fresh towels in every bathroom. And Wi-Fi for those who need to stay connected.

AROUND VALLEY MILLS
We love and recommend Valley Mills Vineyard for family-run Texas wine and weekend live music. Helberg Barbecue for the brisket smash burger (chef's kiss!). Olaf's for a lovely ranch-to-table dinner experience. Downtown Clifton for antiquing and good eats. And, of course, beloved Waco, just 30 minutes away, for Magnolia Silos and Baylor Bears.

The farmhouse sits on its own stretch of the property, with the garden and grounds around it yours to enjoy. The wrap-around porch, the fire pit, and the hot tub are yours for the length of your stay.

Valley Mills is a charming little town, located where central Texas meets the hill country. It's easy to slow down here - that's why we love it. When you want a bigger day out, Clifton and Waco are great spots to dine and shop.

The Train: Our local train passes through day and night and sounds its horn for about 10 seconds at a time. Most guests embrace it as part of the small-town charm, but every bedroom is stocked with earplugs and a sound machine for your comfort.

The Property: The Poppy House sits privately atop the hill. Four tiny homes are located toward the base of the property and may be occupied by other guests during your stay. The land provides natural separation, but you may occasionally see or hear others.

Nature & Wildlife: You're staying in the heart of the Texas countryside, which is a big part of the magic here. On 11 wooded acres it's not unusual to meet deer, birds, and the occasional snake, spider, or fire ants. Enjoy them from a respectful distance, keep an eye on little ones, and watch your step after dark.

Security Cameras: Exterior cameras at the entrance and driveway, and a Ring doorbell. Outdoor-facing only. They never monitor the interior of any unit or private outdoor spaces like your hot tub.

No pets. Smoke-free property. Only registered guests on the property, message us for any exceptions.
