Welcome to historic Bates-Hendricks! Known for its beautifully restored homes (featured on HGTV's Good Bones), our tree-lined neighborhood offers quiet residential charm just minutes from the action. You are a quick 5-minute drive or ride-share to downtown Indianapolis, Lucas Oil Stadium, and major hospitals. For local dining and nightlife, the vibrant Fountain Square district is just a short walk or bike ride away. Plus, with easy access to I-70 and I-65, exploring the rest of the city is a breeze!

Typically there is ample street parking but we also provide dedicated, private, open-air parking for vehicles at the rear of the property for 3-4 cars.

Getting around from our Bates-Hendricks home is quick and convenient! If you prefer not to drive, rideshare apps like Uber and Lyft are highly active in this neighborhood and can typically get you downtown in under 5 minutes. For local public transit, IndyGo operates reliable bus routes throughout the city, including the Red Line rapid transit. The immediate neighborhood is highly walkable and perfect for a morning stroll, and you are just a short walk or bike ride away from the dining and entertainment in Fountain Square.

We love giving our guests complete privacy to enjoy their stay, so we will not be on-site. However, we are highly responsive! If you need anything at all, the quickest way to reach us is right here through the booking app's messaging system

All rooms of house are accessible except our owners closets located in Bedroom #1 and in the basement.

A train passes near the property, and the sound can be noticeable at times, especially at night. For your comfort, sound machines are provided in the home to help minimize the noise and ensure a more restful stay. Please see our house rules including our pet policy for your furry friends!
