Bring the whole group—this 4BR + bunk room home sleeps up to 12 with 2 full baths, 2 living rooms, a fenced yard, full kitchen and plenty of parking. Ideal for families, wedding guests, sports teams and groups traveling together. Need even more space? Our vacation home next door can also be booked, accommodating approximately 20 guests between the two homes.

Welcome to Roscoe Retreat — a spacious, comfortable home designed for families, friends, wedding groups, sports teams, work crews, and extended-family getaways who want to stay together without feeling crowded.

With 4 bedrooms plus a bunk room, 2 full bathrooms, 2 separate living rooms, a 3-season porch, and sleeping space for up to 12 guests, there is room for everyone to spread out, relax, and enjoy their stay.

THE SPACE

One of the best features of Roscoe Retreat is the amount of usable space. Instead of squeezing a large group into one common area, guests can enjoy two separate living rooms — perfect when the adults want to relax while the kids watch a movie, play games, or spend time downstairs.

The home includes:

• 4 bedrooms plus a bunk room
• Sleeps up to 12 guests
• 2 full bathrooms
• 2 separate living rooms
• Fully equipped kitchen
• Dining and breakfast areas
• 3-season porch
• Fenced backyard
• Plenty of off-street parking
• High-speed Wi-Fi
• Roku TVs
• Central air conditioning
• Washer and dryer
• Family-friendly amenities
• Pet-friendly with applicable pet fee

KITCHEN & DINING

The kitchen is fully equipped for everything from a quick breakfast to preparing dinner for the entire group. It features custom cabinetry, stainless-steel appliances, a double oven, dishwasher, refrigerator, microwave, filtered drinking water, and plenty of counter and storage space.

The built-in breakfast nook provides another comfortable place for meals, coffee, games, or conversation.

ROOM FOR THE WHOLE GROUP

Large groups often need more than bedrooms — they need places to actually spend time together.

Roscoe Retreat has two living rooms, giving guests flexibility that is difficult to find in a typical hotel or smaller vacation rental. Gather everyone together upstairs, or let different parts of the group enjoy their own space.

The 3-season porch provides another comfortable spot for morning coffee, conversation, or relaxing at the end of the day.

FENCED BACKYARD

The fenced backyard gives children and dogs additional room to enjoy the property while providing extra privacy for your group.

PET FRIENDLY

Dogs are welcome with an applicable pet fee. The fenced yard makes Roscoe Retreat especially convenient for guests traveling with pets.

FAMILY FRIENDLY

We want families to feel at home. The house includes conveniences such as a high chair, children's items, games, and plenty of room for families traveling together.

Games are available in the upstairs entertainment center.

PARKING

One of the biggest advantages for larger groups is parking. The property offers generous off-street parking, making it much easier for families and groups arriving in multiple vehicles.

GREAT LOCATION

Roscoe Retreat is conveniently located near Roscoe, Rockton, South Beloit, Beloit, and the greater Rockford area, with easy access to shopping, restaurants, wedding venues, sporting events, parks, and local attractions.

Nearby destinations include:

• Downtown Beloit
• Rock Cut State Park
• Edwards Apple Orchard
• Pearl Lake

• Bike trails and outdoor recreation
• Lake Geneva for an easy day trip

TRAVELING WITH AN EVEN LARGER GROUP?

Our second vacation home is located directly next door.

When both homes are available, the two properties can accommodate approximately 20 guests combined, making them an excellent option for extended families, wedding groups, reunions, sports teams, and other larger gatherings.

A gate between the properties allows groups renting both homes to easily move between them while still enjoying two separate houses.

PLEASE NOTE

Roscoe Retreat is intended for registered guests to enjoy a comfortable stay. Parties and disruptive events are not permitted, and outdoor quiet hours begin at 10 PM.

Smoking and marijuana use are not permitted inside the home or on the front porch.
