The house and its pool are reserved for your group. At Bella Vida you can also use:

• The lake (fishing allowed) and Italian-style gardens

• 24-hour security at the gated entrance



The Neighborhood:

Central Kissimmee along US-192 puts the Disney parks, Universal and SeaWorld within easy reach. Errands are simple too: a Walmart Supercenter sits within walking distance of the resort, with pharmacies, supermarkets and restaurants a few minutes away.



Getting Around:

We suggest renting a car; it's the easiest way to hop between parks, shops and restaurants. MCO airport is roughly 30 minutes away.



⚠️ Important: Parking Rules

• Use only the home's driveway or the designated spots

• Never park on the street or the sidewalk

• The HOA tows incorrectly parked vehicles without warning



Also not allowed: trailers, boats, RVs, campers, U-Haul-type moving trucks and commercial vehicles. Every driver must be registered at the gate before check-in.

🛡️ Refundable Security Deposit

A security deposit may be held for your stay and is returned in full after check-out if everything is in order (usually within 2–14 days, depending on your bank).



🧺 Arrival Essentials

To get you started, we leave a dish sponge, 2 dishwasher pods, a bottle of dish soap, a roll of paper towels, 3 spare trash bags and a laundry detergent pack — plus mini soap, shampoo/conditioner and 2 toilet paper rolls in every bathroom. Washcloths are available on request (one per guest). For longer visits, a quick grocery run is a good idea.

🏠 House Guidelines

• Smoke-free inside — a $2,500 fee plus odor treatment applies

• No parties or events — $150 fine, and the stay may be ended without refund

• Treat the pool with care — $150 fee for misuse

• Bag all trash properly — otherwise a $150 cleaning fee

• Leaving after 10:00 AM needs our OK in advance — $150 fee otherwise
