Important Information & House Rules
Family-Friendly: Children are warmly welcome. A high chair is provided, and an additional travel cot is available on request. Toys, board games, a driveway basketball hoop (balls provided), and a neighborhood playground just 50 meters down the street.

Occupancy & Day Guests: Maximum 11 overnight guests. Large parties and loud events are strictly prohibited. Relaxed gatherings with up to 18 people (11 overnight guests + 7 daytime visitors) are permitted; dinnerware and seating in both kitchens are equipped accordingly.

Hot Water Supply: When the villa is at full capacity with multiple simultaneous showers, the hot water reservoir may temporarily deplete; reheating takes approximately 60 minutes.

Intermediate Cleaning: For stays of 14 nights or longer, a mandatory intermediate cleaning including fresh linen and towel change is required every 7–10 days (€599 fee).

Smoking & Pet Policy: Smoking is strictly outdoors only (ashtrays provided). Pets are not permitted in order to accommodate allergy sufferers.

Security & Privacy: Discrete external video surveillance covers the entrance area. Selected maintenance cupboards and rooms remain locked for private storage.
