Welcome to your relaxed Blackmans Bay retreat, a bright and comfortable two bedroom, two bathroom home occupying the entire lower level of a larger residence. The property is positioned underneath a separately occupied home, while your downstairs accommodation has its own entrance and is private for your stay.

Importantly, there is an internal door separating the downstairs accommodation from the upstairs residence. This door exists purely to allow access between the two areas for cleaning and property management purposes when the accommodation is vacant. The internal door is securely locked from both sides and will remain locked throughout your entire stay. Guests upstairs cannot access your accommodation through this door, and downstairs guests cannot access the upstairs residence. You may occasionally hear normal household noise from above, but your accommodation remains separate and private.

Your private entrance leads directly into the well equipped kitchen, which has everything needed for preparing meals during your stay. There is a gas cooktop, electric oven, microwave, fridge and freezer, rice cooker, cookware, crockery and everyday kitchen essentials. Please note there is no dishwasher, so dishes will need to be washed by hand. A kitchen table also provides a casual place for breakfast or a morning coffee.

The living room has two couches for relaxing, a television, dining table seating four and a dedicated desk space if you need to catch up on some work during your stay. Books and games are also provided for guests to enjoy.

The home comfortably accommodates four guests across two bedrooms. The large master bedroom features a queen bed and its own private ensuite with shower, vanity and toilet. It`s a generously sized room with plenty of space to settle in and unwind.

The second bedroom contains two single beds and a small robe for storage, making the home equally suitable for a family, two couples travelling together, friends or colleagues. Beside this bedroom is the second full bathroom, complete with shower, bath, vanity and toilet. The bath resembles a spa bath, however the jets are not operational and it functions as a standard bath only.

The washing machine is also located in the main bathroom, with laundry detergent supplied. Guests can use the outdoor clothesline or the clothes airer provided for drying, while an iron and ironing board are stored in the bathroom cupboard.

For year round comfort, the property has two reverse cycle heat pumps providing both heating and cooling. One is located in the main living room, while the second is positioned in the bedroom near the kitchen and can help circulate air through this part of the home.

Outside, there is a lovely green backyard with an outdoor dining setting, BBQ and beautiful views towards Blackmans Bay Beach and the water. The outdoor area is shared with the upstairs residence, so while guests are very welcome to enjoy it, it is not an exclusively private space.


Guests have full access to the property. There are no shared spaces or areas that are off-limits during your stay.

Please note that this refers to the downstairs accommodation. The upstairs residence is separate and is not accessible to guests. There is an internal door dividing the upstairs and downstairs areas, however this is securely locked from both sides and remains locked throughout your stay. It is only used for cleaning and property management purposes when the accommodation is vacant.

The backyard and outdoor area are shared with the upstairs residence.

Blackmans Bay Beach and Kingston Beach are both great places to spend some time by the water, while nearby Kingston provides supermarkets, shops, cafés, restaurants and everyday conveniences.

Families can explore nearby Sherburd Park, Kingston Park Playground and Peter Murrell Reserve, while local dining options around Blackmans Bay and Kingston include everything from casual takeaway to waterfront restaurants and cafés

Having a car is the easiest way to explore Blackmans Bay and the surrounding region. Free street parking is available near the property, however guests must not park in the driveway, as this is reserved for the upstairs residence.

Metro Tasmania operates public bus services throughout the greater Hobart area, while taxis and Uber are also available. Guests wanting to explore the Channel, Hobart and other parts of southern Tasmania will generally find having their own vehicle the most convenient option

Please be aware before booking that this accommodation occupies the downstairs level of a larger residence, with a separately occupied residence directly above. While the downstairs accommodation is private, you may occasionally hear normal everyday household noise from upstairs.

There is an internal door between the upstairs and downstairs portions of the property. This door is securely locked from both sides and will remain locked for the entire duration of your stay. It is only used by our team for cleaning and property management access when the accommodation is vacant. Neither the upstairs occupants nor downstairs guests have access through this door during a guest stay. The property guide similarly confirms that the internal separation is locked from both sides for privacy.

The backyard, outdoor dining setting and BBQ are shared with the upstairs residence.

There is no dishwasher at the property. The large bath can be used normally, however its spa jets are not operational. The television provides digital free to air channels and does not include streaming apps.

Parking is available on the street only. Please do not park in the driveway, as this is reserved for the upstairs residence.
