Wake up in the sun. Our home is designed for it — north-facing entertaining areas that flow straight to the pool entertaining and patio areas, northfacing all day sun.

The pool is the heart of summer here — sparkling, private, and able to be heated or cooled on request so it's perfect no matter the weather.

Inside, it's all Bali feel and comforts. Large entertaining kitchen and dining areas built for groups to gather, cook and laugh. Two generous living areas, four bedrooms, two bathrooms, all on one level. Orthopaedic beds, hotel linen, Sky, WiFi — everything you need on holiday.

Outside, space like you don't get anymore. Three flat, fully fenced acres. Dedicated areas for entertaining by the pool and huge safe lawns for kids to play, put up tents, kick a ball. Total privacy — no neighbours overlooking.

Feel like a BBQ and fire at night to enjoy, multiple outside areas, owners are caterers and love to cook and entertain, so this place has it all if its the float up basket in the pool or the luxury dining sets for dinners with wine and drinks holders, coffee machines and much more.

And when you want the beach? 10 minutes to Mangawhai Beach or estuary. Swim, surf, get coffee enjoy the cafes, tavern or chocolates from Bennetts chocolates, then retreat back to your quiet sanctuary. Plenty of parking for boats, campervans and extra cars.

This is a proper family home, not a cramped bach — all one level, easy living for everyone.

4 Bedrooms, 2 Bathrooms — generous, private, and peaceful. 3 bedrooms have orthopaedic beds and kids bunk bed with crisp hotel linen, so everyone sleeps beautifully. Two full bathrooms means no queues in the morning. Even an outside shower for after the beach or swims to cool down.

2 Living Areas — this is the game-changer. One large lounge for everyone to gather, watch sky sport/movies, and a second living area so kids can have their own space or adults can enjoy a quiet wine. 2 bedrooms also have smart tv's so 4 tv's total.

Large Entertaining Kitchen & Dining — this kitchen was built to host. Huge island, plenty of bench space, everything you need for a big family summer. The dining area flows straight to the outdoor entertaining areas — BBQ, pool, lawn — so cooking and being together is effortless.

From the kitchen you look out to Bali. Stone Buddhas, tropical plants, artworks collected. It's Bali feel with Kiwi comfort — Sky TV, 4 x smart TV's, fast WiFi, and that feeling of being looked after.

North-facing, sunny, private, and set on 3 flat acres with a pool you can heat or cool on request. 10 minutes to Mangawhai Beach or estuary, with loads of parking for boats and campervans.

For mature families and friends who will love and respect our home. We don't want young groups and we will ask for references and want a large bond.

We only holiday let sometimes so it is upon request.
