This luxury villa is located in the small and picturesque Mediterranean village of Ražanj near Rogoznica, within an hour’s drive of the UNESCO-protected town of Trogir, Krka National Park, and the cities of Šibenik and Split. Set on a 530 m² plot with 150 m² of residential space, the villa offers privacy, sea views, and a peaceful environment away from urban life.
The Space:
The villa is arranged over the ground floor, first floor, and a roof terrace. The outdoor area includes a landscaped garden with a heated swimming pool, a jacuzzi, sun loungers, an outdoor shower, a summer kitchen, and a combined dining and seating area.
The ground floor is accessed directly from the garden through large glass doors and features a comfortable living area, a fully equipped kitchen, and a dining area. On this level there is also one double bedroom with a king-size bed, sea view, and a private bathroom, as well as a guest toilet.
The first floor is reached by stairs and includes three bedrooms, all with king-size beds and sea views. One bedroom has an en-suite bathroom with a shower, while the remaining two bedrooms share a bathroom with a shower.
The roof terrace, accessed by stairs from the first floor, includes a 4 m² jacuzzi sauna and deck chairs, offering open sea views and sunset views.
Guest Access:
Guests have exclusive access to the entire villa, including all indoor living areas, the garden, swimming pool, jacuzzis, roof terrace, and on-site parking.

The villa is situated in Ražanj near Rogoznica, a quiet Mediterranean coastal area known for its natural surroundings and peaceful atmosphere. The location allows easy access to cultural landmarks, national parks, and coastal towns within central Dalmatia.
Getting Around:
The property is accessible by car, with free parking available on the premises. The location is suitable for day trips to nearby coastal towns, national parks, and historic cities within approximately one hour of driving.
Other Things to Note:
The villa is fully air-conditioned and offers internet access. Smoking, pets, and events are not permitted. Check-in is available from 16:00 to 23:00, and check-out is by 10:00. A security deposit of €500 is required. Included services are tourist tax, villa manager, pool maintenance every three days, baby cot and highchair, bed linen change once a week or upon request, towel change every three days, Wi-Fi, final cleaning, and parking.
