CYPRESS HOUSE



Tucked into the Blue Mountains town of Katoomba, Cypress House is a beautifully renovated home sheltered beneath a stand of grand old cypress trees. The premium renovation has been done with real taste and restraint, keeping the home's original period charm, including ornate cornices and timber-framed windows, while adding a designer kitchen, a showpiece bathroom and warm timber floors throughout. Layers of forest green, from sage kitchen cabinetry to green marble tiles and olive linen, echo the trees outside, and chic furnishings, vintage finds and original art fill every room. Each bedroom has its own personality, and the main living space is TV-free by design. This is a house made for slow mornings, long lunches and fireside evenings.



The open-plan living, dining and kitchen area is where everyone gathers, filled with natural light from a large skylight and a wall of windows and French doors opening onto the deck. In the lounge, a navy sofa, ochre velvet swivel chair and marble-topped coffee table are arranged around the freestanding wood fireplace, with a vintage green travel trunk and botanical prints adding character. There's no TV here, making it a peaceful room for conversation, books and board games by the fire, while those wanting a movie can slip away to the adjoining media room. The dining area sits at the centre of the space, with a solid timber table seating 8, looking out through the glass to the outdoor living room on the deck and the cypress trees beyond.



The kitchen is a standout, with sage green cabinetry, a green marble splashback, white marble-look benchtops and black tapware beneath the ornate cornices. It's fully equipped with a gas cooktop, oven, and dishwasher, plus everything you need for a quick meal or a proper feast: kettle, 4-slice toaster, pots and pans, baking trays, dishes, cutlery, wine glasses, and cooking basics. Whether you're cooking a slow winter roast or putting together a long summer lunch for the deck, the kitchen has you covered.



The home includes three bedrooms, each with its own distinct mood. Bedroom 1 is the dramatic one, a king room with a deep olive feature wall, a plush green upholstered bed, olive linen curtains and bold abstract wall hangings in black, white and burnt orange, lit by tropical-print lamps and finished with an Australian wool quilt. Bedroom 2 is warm and earthy, with a mocha feature wall, a solid timber queen bed, burnt orange cushions, line-art portraits, a pair of antique striped armchairs and an Australian wool quilt. Bedroom 3 is calm and quiet, a double room in soft neutrals with a curved upholstered bedhead, sage linens, collage botanical prints and a curved leather bench beneath the window. Every bedroom has a clothes rack, mirror, column heater and hot water bottles for chilly mountain nights.



Adjoining the lounge, the Media Room/Bedroom 4 is a cosy, separate space with its own closable door, a smart TV and comfortable lounges, and it can be darkened for movie nights. There's also a workspace by the window overlooking the garden, ideal for anyone who needs to catch up on a little work. When extra sleeping space is needed, the Koala sofa folds out into a queen bed, turning the room into a fourth bedroom.



The bathroom is a showpiece, with a green marble feature wall, a green-and-white marble checkerboard floor with underfloor heating, and a shower over bath with both rain and hand showers. A fluted floating vanity with a black vessel basin sits beneath a round backlit mirror. Eco shampoo, conditioner, body wash, hand wash and a hair dryer are provided.



To keep the home warm and inviting, the wood fireplace heats the main living space, each bedroom has a column heater, and the bathroom has underfloor heating. A starter pack of firewood is supplied for your first night during firewood season.



The outdoor spaces at Cypress House are a true extension of the home. The covered deck is an outdoor living room in its own right, under a clear roof strung with festoon lights and sheltered by timber louvred screens. There's a long timber table with bench seating for 10, and a cushioned outdoor lounge with a coffee table. Set flush into the deck is a hot water bathtub, available year-round, made for long, unhurried soaks beneath the trees, with a cover that keeps it safe between uses. A separate connected patio has a gas BBQ, perfect for daytime picnics and entertaining. Wide timber steps lead down to the cosy fenced garden, where a stone fire pit is ringed with chunky timber benches, and a brick-paved courtyard with a second seating area is tucked beneath the gnarled, sculptural trunks of the old cypress trees that give the house its name.



Located in Katoomba, Cypress House is just a short 10-minute walk to the village precinct with its cafés, restaurants and shops, and 1.3km from Katoomba Train Station. It's an ideal base for exploring the Blue Mountains, with the Three Sisters, Scenic World and the region's walking tracks and lookouts all within easy reach.

FEES

• The base tariff includes 4 people; extra guests are charged an additional fee per person, per night.

• Electric car charging is $20 per use, payable separately after booking.



ELECTRIC CAR CHARGING FEE

• Please advise if you intend to use the house electricity to charge your electric car.

• There is a fee of $20 per charge, which is charged separately.

• Kindly inform us of the number of times you plan to charge your car during your stay.

•⁠  ⁠There is no dedicated EV port at the property. 

• Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the property’s electricity supply.



CLEANING FEE

• The cleaning fee reflects the actual cost of professional cleaning and linen hire for each booking.



FIREWOOD SEASON

• 1st May - 30th September

• During firewood season, a starter pack of firewood, kindling, firelighters, and matches is provided for your first night. 

• Additional firewood and supplies can be purchased locally from petrol stations.

• Keep the fireplace door closed while the fire is burning.



FIRE SAFETY

• The outdoor fire pit must not be used on Total Fire Ban days. Please check the NSW Rural Fire Service website or the Hazards Near Me app before lighting.

• Never leave the fire pit or wood fireplace unattended.

• Keep the fire pit to a manageable size and well away from overhanging trees, furniture and the house.

• Fully extinguish the fire pit with water before leaving it or going to bed.



CHILD SAFETY

• The back deck has no railing; children and infants require strict supervision.

• Children must be supervised at all times in the outdoor bathtub and around the fire pit and fireplace.



CCTV

• CCTV cameras are installed around the external areas of the property.



9:00 PM OUTDOOR NOISE RESTRICTION CURFEW

• For the comfort of our neighbours, please adhere to a noise curfew from 9:00 pm to 8:00 am in all outdoor areas. 

• We appreciate your cooperation in maintaining a quiet environment during these hours.



IN-HOUSE GUESTS ONLY

• This property is exclusively for registered guests. 

• It cannot be used for gatherings or events, and no additional visitors are allowed without permission.



NO PARTY OR NOISE DISRUPTION POLICY

• We enforce a strict no-party and no-noise disruption policy. 

• As this is a quiet residential area, any breach will result in immediate eviction without a refund.



PAYMENT POLICY

• Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.

• Balance & Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.

• Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.

• Transaction Fee: A non-refundable ReslyPay transaction fee (1.45% + $0.22) applies to all payments, including the bond.

• Statement: Payments will appear as SPENDA ACCOMMODATED LENNOX HEAD on your bank statement.

• Agreement: By making payments, you agree to our terms and conditions.

• Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.



CANCELLATION POLICY

• Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable.

• Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.

• Event Cancellations: Accommodated is not responsible for the cancellation of events, functions, or activities, which are subject to our standard cancellation policy.

• Pandemic or Public Health Emergency: If travel is prohibited due to a government-mandated lockdown or travel restriction relating to a pandemic or public health emergency, bookings can be transferred to new dates within 12 months, with one free date change.
