Set on 2.5 peaceful acres, this 5,000-square-foot Colorado Springs retreat brings your favorite people together with expansive views, a private hot tub, and four bedrooms with their own ensuite bathrooms. Whether you’re reconnecting with friends, enjoying a couples’ getaway, exploring all that Colorado Springs has to offer or visiting your Air Force Academy cadet, there’s room to share the occasion and settle into your own space.

MOUNTAIN MORNINGS & SUNSET SOAKS
Pour your first cup of coffee and watch the mountains turn pink from the kitchen table. Take in views of Pikes Peak and Garden of the Gods from the main level, or step onto the deck and enjoy the quiet before the day begins.
Return for dinner as the sun sets, then ease into the private hot tub as city lights begin to sparkle. Sheltered on the rear deck and ready when you arrive, the year-round tub features two chaise-style reclining positions for stretching out and unwinding. It’s reserved exclusively for main-house guests.
On clear nights, linger under bright stars. Some days bring the drama of storms rolling across the mountains; others offer a glimpse of deer passing through.

FOUR SUITES, SPACE TO EXHALE
Every bedroom has direct access to its own private bathroom, making it easy for friends and couples to share a home while enjoying their own routines.
• Main level: a primary king ensuite and a queen ensuite.
• Lower level: a king ensuite and a queen ensuite.
The primary suite pairs mountain views with deck access, a cozy sitting area with a fireplace, a Tempur-Pedic bed with adjustable bases, and a bathroom with a freestanding soaking tub.
The other bedrooms feature new hybrid mattresses. Every bed is dressed in soft sheets and a white duvet, with an extra cozy blanket at the foot. A choice of four to five pillows in different fills and lofts lets you find your favorite, and additional blankets are available in each suite.

DINNER TOGETHER, WITHOUT THE RUSH
Cook while conversation flows between the kitchen and main living room. Double ovens, a five-burner gas stove, pots and pans, a microwave, dishwasher, toaster oven, and toaster make meals at home easy. The outdoor grill connects directly to the house gas supply, so there’s no propane tank to swap.
Gather your favorite people around the formal dining table using its extension leaf and the extra chairs provided. For casual breakfasts, the kitchen table seats six, with two more places at the breakfast bar in the same space.
The coffee station includes Keurig and drip coffee makers, a selection of provided coffees, sugar, and creamers. Tea and cooking spices are also provided.
EVENINGS WORTH STAYING IN FOR
Settle beside the main living room fireplace for conversation, or head downstairs for a movie or sporting event in the lounge’s leather oversized motion seats. A nearby ping-pong table brings a little friendly competition, while Uno, Monopoly, mini Jenga, and puzzles make it easy to put the phones away and spend time together.
Both fireplaces are available for guest use.

Both the front entrance and garage entrance have approximately two to three steps. Once inside, the main level includes two bedroom ensuites, the kitchen, living room, and dining room. Stairs lead to the lower-level ensuites and recreation area.
CLOSE TO YOUR PLANS, WITH ROOM TO UNWIND
Enjoy a quiet setting while staying close to casual dining, shopping, and access to I-25. Visit your cadet via the nearby South Air Force Academy gate, explore Garden of the Gods, head to the New Santa Fe Regional Trail, or make an evening of a local concert and dinner.
Then come home to comfortable seating, your own suite, and another view-filled evening.

A FEW DETAILS TO HELP YOU PLAN
-Sleeping arrangements
The home accommodates a maximum of 10 guests: eight in the two king and two queen beds, one additional adult on a small queen air mattress by prior arrangement, and one infant or toddler in the Pack ’n Play. An additional setup fee applies when an air mattress is requested; please confirm the amount before booking. The Pack ’n Play is onsite complimentary.
LOCKED OFF APARTMENT
An occasionally occupied, one-bedroom apartment is locked off on the lower level and is not included in your rental. It has its own entrance and parking beside that entrance, reached by a gravel drive to the right of the main-house garage. No guest spaces or amenities are shared, and the full 5,000 square feet described above is for main-house guests.
-Property access and cameras
The detached garage is not included in the rental and is occasionally accessed by the hosts. Exterior cameras cover the front entrance, front driveway, back driveway, and areas off to the sides of the rear deck. The rear-deck cameras do not show the hot tub, seating, or dining table.
-Visitors and quiet hours
Daytime visitors are welcome. We recommend quiet hours from 10 p.m. to 7 a.m. out of consideration for anyone staying in the separate apartment. Pets are not permitted.
-Arrival
Check-in begins at 4 p.m., and checkout is by 10 a.m. Early check-in may be arranged for $40 when availability allows. Late Check out can be requested for an additional fee that will be approved on a case by case basis. We do appreciate the opportunity to try to accomodate your needs!

GUEST ACCESS
Guests have exclusive access to the full 5,000-square-foot main-house rental, including all four bedroom suites and their private bathrooms, the kitchen, dining room, living room, office, laundry, and lower-level TV lounge and ping-pong area.

The rear deck, outdoor seating and dining areas, gas grill, and year-round hot tub are reserved for main-house guests. You’ll also have access to the attached two-car garage, with garage door openers provided, and ample driveway parking.

Check yourself in using the code provided for the front-door digital lock. Both the front and garage entrances have approximately two to three steps. Two bedroom suites and the main living spaces are on the main level; the other two suites and recreation area are downstairs.

The detached garage is not included in the rental and is occasionally accessed by the hosts.

IMPORTANT TO NOTE:
A SEPARATE, LOCKED-OFF ONE-BEDROOM APARTMENT ON THE LOWER LEVEL IS NOT INCLUDED IN YOUR RENTAL AND MAY BE OCCUPIED DURING YOUR STAY. ITS OCCUPANTS USE THEIR OWN ENTRANCE AND PARKING AREA, REACHED BY A GRAVEL DRIVE BESIDE THE MAIN-HOUSE GARAGE. NO GUEST SPACES OR AMENITIES ARE SHARED.
