Great stay at The Pell. The beds and rooms are incredibly comfy. Looks like the hotel recently did a huge overall of the property. You can tell they created a beautiful new space. The grounds/landscaping are so beautiful and well manicured. You can tell it wasn't a cheap flip. Very cozy stay near many things via car!
I thought the parking charge was a little silly considering the location, size of parking lot of hotel. Just add that into the rate of the room. Totally unnecessary.

Good location 15 minutes from downtown Newport with restaurants and big grocery store nearby. Exceptionally cheerful and helpful front desk staff, including moving us to a quieter room. Huge room and a very comfortable bed, sheets and towels. Good drinks at the bar. Didn't get to use the pool.
Cost to park your car (plenty of spaces on the surface lot).

only downfall of this hotel is no elevator- and even knowing they don't have one Ive been back twice !
