E' la villa perfetta per famiglie o gruppi di amici con bambini (trampolino, possibilità di giocare a basket, calcio, pallavolo, ping pong, calciobalilla e beach tennis sull'erba). Le stanze sono tante e di tipologia differente, facili da adattare alle vostre esigenze. I bagni ampi e su tutti i piani della villa. La cucina, equipaggiatissima, grande e moderna, si estende all'interno del giardino, dandovi la sensazione di trovarvi all'aperto anche durante i mesi invernali.
Il tavolo da ping pong in sala si trasforma in un grandissimo tavolo da pranzo!
C'è un ampio portico da cui si può vedere il castello e il giardino è recintato, quindi anche il vostro cane è benvenuto!
La villa si trova a 300 metri dal piccolissimo borgo di Abbadia Isola, su un tratto dell'antica via Francigena (ancora oggi percorsa da turisti e pellegrini). Il supermercato più vicino è a circa 4 km, mentre Siena è raggiungibile in 12 minuti in auto (e Firenze in 45).
E' anche il posto perfetto per partire per delle indimenticabili passeggiate a piedi o in bicicletta attraverso la natura, i boschi e i fantastici colori della Toscana. Al castello medievale di Monteriggioni si arriva con un comodo sentiero attraverso i campi e all'ombra del bosco, passeggiando per 25-30 minuti.

Durante i mesi estivi (da metà giugno a fine agosto) i nostri ospiti accedono con soli 7 Euro al complesso Olimpia di piscine di Colle Val d'Elsa (10 min di macchina) , tra il verde e all'ombra della pineta!

ADDITIONAL INFO:

The house has internet WiFi coverage, a fully equipped large & modern kitchen with AC, SmartTV in the living room.
The ping-pong table in the living room becomes easily a large dining table for 18+, in addition to the big 8 ppl table in the kitchen and a couple of outdoors tables sitting 14+.
On the 1st and 2nd floor there are 4 bedrooms all with Air Conditioning, and 3 bathrooms. The attic with view on the castle offers an ample air-conditioned room with a 170 cm large double bed on the floor and a 120 cm long wooden fenced baby bed. In the attic you will also find a baby changing table, en-suite toilet, dryer and washing machine. Two additional mattresses on a tatami are available upon request: perfect for families!
One additional bedroom is on the ground floor.

All bedrooms have mosquito nets and adjustable shutters: the area in summer is nice and ventilated and you can sleep with open windows, without need of AC, listening to the countryside night sounds.
For families with small babies & toddlers, we have 2 Stokke Tripp Trapp and 2 IKEA high chairs. Two toddler safety car seats would also be available for use by 4+ year old kids.


GUEST ACCESS:

You can access the entire house in all listed rooms, including garden and parking area.

Very interesting price (max 7 Euro/day) to the local (10 min drive) outdoor multi-swimming pool complex is available during summer months (mid June to end of August).

INTERACTION WITH GUESTS:

If I am not around, at any time you will be able to contact us by phone, What-App and email. When in the house you will have WiFi internet connection.
Moreover, our dear neighbors (also experienced hosts) and our friends in Siena will be helping you with all you need.


THE NEIGHBORHOOD:

Search for "monteriggioniturismo" on the internet for relevant tourist info.

It is the ideal location to start your bike and mountain bike tours of the area bikes andce-bikes rental in the village nearby).

Get used to greet hikers passing by and asking for directions to Monteriggioni's castle: the house is located on a portion of Via Francigena, that the pilgrims used in the Middle Ages to walk to reach Rome from France - today it is a well indicated and beautiful hiking track, across olive trees fields and vineyards.

Across an easy path though the fields and alongside the woods, you can bike to Monteriggioni in 15 min or walk there in 30 min. The last part is uphill, so you need good legs ... but the nice view and an ice cream at the castle will repay the effort!

The house is located 300 mt out of the small village of Abbadia Isola, so you will enjoy the nature and the natural sounds of the countryside, while still being at 5 min drive from the nearest supermarket, bank, pharmacy & bus & train stop.
You can park your car in front of the house or inside the property.


GETTING AROUND:

Siena is the closest main town and can be reached by car in 12 minutes, while Florence is 45 mins drive away.

Rapolano Terme (thermal baths area) is also within 35 mins reach by car. Free thermal baths of Petriolo and of San Filippo also within a 30 min drive.

Driving to the seaside (Cecina, Piombino, Castiglione della Pescaia, Marina di Grosseto) would take a little more than one hour, while ski mountains can be reached (Monte Amiata) in one an a half hour.

San Giminiano, Volterra, Pienza, Montalcino, Bagno Vignoni, S.Galgano, San Quirico d'Orcia are just a few of the nice excursions within less than one hour drive.

- Smoking/vaping is not allowed inside the house, but it is OK to smoke/vape under the porch outside the kitchen
- You will receive check-in instructions before your arrival. In case you lose the house key, you are responsible for the costs to replace the locks
- You will receive detailed house instructions after your reservation, including detailed check-out list
- As required by Italian law, you will have to share the info of your IDs for registration with Italian authorities
