Excellent guest house with a lovely friendly host. It was spotlessly clean. The breakfast was amazing.

Sam is a fantastic host who went the extra mile to make sure we got the most out of our overnight stay in Perth. Sam recommended some places to eat in the city and places to go if we wanted to have a little walk around. The breakfast we had was one of the best myself and partner have had during our road trip around Scotland with the personal touch of a fruit salad starter and fresh baked bread. If we ever stay in Perth again we will be looking to stay here again.

A very warm welcome, bedroom was lovely and spotless, tea, coffee even fresh milk, bed was comfy, everything was beautifull including our wonderful Scotish breakfas, Would definitely return.

We chose a continental breakfast & when we entered the dining room our table was beautifully set up with fresh fruit, plunger coffee etc. And Sam was the perfect host, even taking us to Scone Palace in her own car. The bed was super comfortable and little touches like pretty crockery & chocolates were appreciated. Overall an excellent place to stay.
Only the towel warming rails - not working. Just a minor thing.

Very comfortable room and our host was lovely and very knowledgeable about the area. We were close to Perth Centre and were able to walk to most of the places we wanted to visit

Great location, lovely clean & spacious rooms with nice little touches. The host was wonderful, so friendly & welcoming & really made our stay a home from home, nothing was too much trouble. Delicious breakfast to send us on out way too.
Surprisingly it was a warm few days, so the room was quite hot at night - something you don’t expect in Scotland!

Sam the owner was lovely, she was very welcoming and helpful in our questions on where to get this or do that. The breakfast was fantastic, very tasty and plenty of it. The room was spacious and clean and the bed was comfortable. The location was good, just a short 10 mins or so to the town over the bridge with a pub only five mins away if the 10 is too far without a drink lol.
Nothing bad to say. The front parlour is a nice place to sit before venturing out, the parking at the front couldn't be any easier. We will definitely be staying there again

The breakfast was plentiful, we got eggs available in several ways and we chose what we wanted. So are bacon and vegetables. The marmalade was nothing special. The lady was very nice. The room was very nice and whole apartment smelled good too. Parking was available at the house, 10 min walk to the city centre.
Dining room was not pleasant. There is no WIFI.

The breakfast was extra special with so much to choose from and the best quality the home baked bread was exceptionally good but we could not eat any at breakfast but Sam gave it to us to takeaway we anjoyed it when we arrived home

Had access to the front lounge are which was very cozy.

I am sure the host is a fantastic cook. Unfortunately only superb breakfast on offer. Our wee blether was one of the highlights of the trip. Scottish hospitality at its best.
